Solid 2 bdrm house in falls for sale. Accessed value is 58k which I think is high but never felt like fighting because I didn’t plan on keeping. 2 bdrm/1 bath. Full 8’ basement which looks to newer as its poured and surprisingly in perfect condition. Newer furnace and hwt. What It needs and costs. These will be approx.prices and may be off by a hundred here or there. Remember I get killer deals on things and know how to buy so please don’t say I’m nuts or way off. Roof. New tear off $2500 Windows. New dbl hung. $1500 Siding. 2500 Bathroom. Tub surround, vanity, all new Dwall and faucets. Everything works but baths sell homes. 1500 Kitchen everything is fine and not too bad. Maybe new counters to make pop. Throw in a faucet and nobs too for show. $500. Carpet. Nice pad, cheaper carpets throughout. Kitchen and halls, Nicer laminate stuff. New white trim afterwards. 1500 Gutters $500 Outside niceness. (Shrubs, flowers, etc) 500. You would have 34k into this house if you hired the work out. Bet you could do it for close to $30 if yo u did yourself or with some buddies. You could either rent out for $595-650 and probably never have to go there for 5-10yrs as everything is new (yes something small could come up) or list for I would say 48,900 which the area easily supports. People, to the many that have asked, this is how I started. While there is not enough money here for some people , to others this is how you start. Also has 2 car long garage and totally fenced in yard. - - - Updated - - - Yup and no extra money with stupid motel project starting now. For example the roof. Shingles are 23.45 bundle or $70/ square. 7 square would be plenty. 490 Ice and water shield. 2 rolls plenty 320 Felt paper. 3 rolls =750 sq ft 360 Misc. Ridgevent, nails, those things around your toilet and sink vents. $200 max 490+320+360+200=1370-21% discount from buying cards from me = 1082+ tax = 1168 for all materials just by going off HD online prices. Maybe you buy your felt paper on CL or some other materials there too and save even more. I know personally we did my Dad’s roof in 2011 for under 7 grand it was a 2k sq ft ranch with an added mudroom and attached 5 car garage and that was hiring a contractor to do work and remove shingles. I think 2500 is a tad high ---
