Bunch of little stuff?

Some people can do all that you stated above, that doesn’t mean they can do it right.

If you plan on doing this stuff yourself, then be prepared to take many months off from work.

I can give you a ton of good info as I am doing this myself right now.
Answer these questions first…
Are you married?
Do you have children?
Does your wife work?
Can you come and go from your job as much as you need to?

I’ve got almost $300,000 cash into mine already and that’s not enough!
(although you can build for less than that.)

Not to mention you are overlooking the hugely obvious move in whenever you buy it vs. move in 3 years later when you finish building it.

Hope you are independently wealthy and don’t have to work a day job. I can do all those things too, but it takes a ton of time. Having a few buds over and feeding them beer and pizza to help is cool, but there is a ton of time involved in it. And coming home from work at 5pm and working for 5 hours on your house will burn you out quick. I bought a house at a good price and we are making the improvements to it we want. I have done everything except the siding on it. Saved a ton of money on labor, but lost free time.

I’m doing my kitchen as we speak and it turned into a 2 month project due to a screw up by Lowes with the cabinets and the countertop timeframe. And that is only one room in the house.

If it was up to me, I’d do it the way I did it with my current house. By a house you really like at a good price and change it as you go. Leave the home building to the contractors, exept for Ryan homes.

I think its a bad idea for a first time home buyer. I have family land I could build on tomorrow and a ton of contruction family and friends and I wouldnt dare try to build my own house. My first one will be a newer home \>10 years old and then I will live there for 5-10 years while updating it and when the market is prime I will build. And the most important thing to remember when building your own from scratch is you get what you pay for. Quality details make or break a houses value and resale.

building your own house will be the best idea ever. I dont know if your really going to save a lot of money, but you’ll atleast have everything that you want for your money…

talk to a few builders to get a few plans and idea and go from there :gotme:

I know that building your own house down here runs about 10-15k savings… but the market in Myrtle Beach is totally different from in Buffalo…

In Buffalo housing is waaaaay cheaper

Then you probably shouldn’t be thinking about building new. My neighbors just built a very nice house and we went over for dinner to listen to how the whole process went. You need a decent savings because there are so many little things that come up during the building process.

[/quote]

word was what I was going to say.

Also… current new builds are so fucking shitty unless you spend a lot of money and really know what to look for.

edit: also from the things you are saying in this thread you really have not researched this much at all, if you really want a house, move into some kind of starter home. you might be picky but you can find something. additionally the things you are picky about now, you probably wont be picky about in 10 years. this sounds like you are just thinking out loud, but IMO you need to have another idea. 10K is no where near what you need for building your own, or even really buying traditionally for that matter. 10K will get you like a $130K house with a 5% downpayment and closing fees, maybe.

?
New builds are only shitty if you hire a general like Marrano.
Typically new builds are much improved over houses that are even only ten years old.
Technology FTW.
edit: Being your own general can save 20%-25% so it can be much more than $10,000.

My parents have built their last two homes and have made out very very well when selling them.
They get to put there own touches on the house and got every dimension the way they want it.

Note: always try to be the smaller house on the block, everyone elses house brings your value up.

I agree about technology, for sure, but you can also UPDATE with technology. Again, unless you spend the money, your new build is going to suck because its going to be done by someone like Marrano. The market is cut throat, and they need to shave pennies everywhere. Thats how you end up with studs every 30" and half assed plumbing and electrical.

This is just my opinion, and certainly older houses have their problems as well.

truth.
That is why I asked if he could leave at work on a daily basis.
I have been at my house EVERY day for a year, not 8 hours a day but at least long enough to keep everyone honest and answer a million questions.
No matter how thorough your house plans are there will still be a million questions because “there is more than one way to skin a cat”.

Oh yea I meant to put that in my edit as well… lol we almost fired someone for this reason. They were on the phone with contractors and vendors all fucking day long, leaving to go to the house etc.

IMO I would not build a house unless I had enough money to pay someone to GC it for me, and someone I trust very well. So much stress involved, we basically GC’d for my grandparents that built a house here because they were leaving in florida at the time. F’ing sucks.

:word:

Can’t lump them together, that’s like saying “New cars are for retards” saying you’ll end up with the same pile of crap buying a Kiaa and a MB.

Buy from a reputable builder and there are lots of advantages including warranties.

The reason buying a house costs more is because you are paying to not have to fuck with it and get screwed. Someone else is. Just because you don’t build it yourself, doesn’t mean it won’t be exactly what you want either.

You guys only read half of what I said… I said unless you PAY for it. If you get someone shitty you will get a shitty house. If you get someone good you will get a good house (at more money). Since he stated he doesn’t really have any savings, I doubt any higher end builders will be falling all over themselves to build a house.
