# FR: 2 BR Upper in West Seneca $500

Hey Guys,
The upper in my duplex is going to be up for rent June 1st. I will have plenty of photos tomorrow (Wednesday May 20th).
Here’s the deal.
Nice sized very clean 2 Bedroom Upper Apartment.
About 1000 square feet.
Kitchen and bath have nearly new floors, and updated fixtures.
Carpet is about a year old, very nice.
West Seneca Schools.
Near Caz Park.
Close to 400 Highway Entrance.
Efficient forced air furnace.
Attic Storage available.
Street parking only.
Hookups for Washer/Dryer in basement (electric or gas).
Hookups for Stove (gas).
$500/mo includes Water/Sewer/Trash
I may also work a deal with the tenant to get Classic Cable, and Wireless Internet.
I will be living in the lower unit with my girlfriend, and we are looking for responsible and easy to get along with people to rent to. Employment/Credit/Criminal checks will be done.
The upper is pretty nice right now, but I just purchased this house, and will be doing some updates to the property this summer to make it even nicer.

what aare the heat bills like in the winter? rough estimate?

These houses are very similar to the south buffalo style duplex’s.
There is parking for 1 car in the driveway, no more due to the closeness of the homes.
For the person renting, there is plenty of street parking, and there is a little area 2 houses down that curves off the road, so you can park your car on a “shoulder”.

Like I said, I just bought the place. I don’t have any bills from last winter.
The upper unit has its own forced air unit in the attic, and the forced air comes down into the upper unit through the ceiling.
It is a very efficient setup, not an ancient boiler or anything like that.
The upper has one of those programmable thermostats also.
It should be reasonable.

should be alright if the bottom person heats there appt considering heat rises.

I’ve been going nuts this week, can’t even think straight.
Just been doing so much to get this place into shape…
When I get it together I’ll have everybody out for a bbq…
