# Garage/Basement Epoxy floor coatings

Ok, looking at purchasing a home in the next couple months, and before I move all my stuff in, I would like to put something on the Garage and basement floors to help protect it. I am going to assume that the floors will be in good shape, and not have a lot of moisture in them. Basically right now, i am trying to plan for cost, and time to install, and will worry about prep once I know what I am working with.
I have looked at several other threads on this (See list below) and have seen several recommendations. I am wondering how those that have installed like the one they chose and how long it’s been installed and how it’s holding up. I am also interested in what people recommend. So far, here is a list of ones that I have found:

The Armor Garage stuff is interesting because they offer the wet kit, which supposedly has a sealer in it. Seems like even if the basement/garage are dry that it wouldn’t be a bad idea to use something like that. Also, I have read about top coating it to keep it from peeling. What is the best to use for that as well?

what I learned was that if it’s not a 2 part epoxy, it’s junk. All the kits the retail stores have are basically the same so setup a search on slickdeals and be ready to buy in bulk when you hit a good deal. But a lot more than you need and return. I used 3 kits on a 2 car garage.
the premium online places look great, but you pay a serious premium.
and last of all, prep work, prep work, prep work… can’t repeat this enough.

If the floor turns out anything like his drywall finishing, you’re in damn good shape…very reasonable pricing too…would highly recommend…

This will be a two part product. No BEHR latex concrete paint.

I used Drylok basement concrete gray paint on my mom’s basement floors and it turned out great. I would not use it in a garage where you would have harsh temperature changes (hot tires and ice)plus standing water.

Rustoleum Epoxy shield in my garage… running strong now for 3 years, 3 big builds, countless brake fluid/oil/coolant/gas spills. A couple very minor chips from dropping blocks, dragging k members across it etc, nothing noticeable unless you get down on your hands and knees… do NOT get the water based crap at lowes/home depot. get the SOLVENT based version and solvent based clear, and as stated PREP PREP PREP:

At work, I had stonhard put in epoxy flooring when we converted a garage into a lab. (there was even a lift)
So far it has held up well, but you pay dearly for it. $8-$12/sq ft.
I’m looking to do 16,000 sq feet next 🙂
Unless anyone knows any companies that can make 6o y/o floors look like floors at lowes?

I’m curious as to what you guys do for the small little holes in the concrete floor. Patch them up, then proceed with the floor coating??

Well, i looked again at the house and it looks like the basement floor was painted at some point, and the garage floor is rough and looks like the top layer has chipped away some across about a 5x8 area. How will this affect using any of these products?

I used epoxy coat brand love it the best and most durable. You get what you pay for. I have dropped hammer, scratched it up and spilled everything on it still in excellent shape. Look up a post of my garage build. You’ll see it.

My only issue with the coated floors is that they are CRAZY slippery when wet. I think that they offer a traction enhancer, and i would use it.

We are finishing 91MR2’s garage floor today will post completed pics, with his permission. Particulate additives can be used to increase traction.
