Finally got some good news today. We went to the house to take another look and to our surprise, the owner already started doing some of the needed repairs. He had the walls all re-spackled and all the painting materials sitting in the kitchen. Apparently he used it as a rental and never even knew about the condition of the house until today. So needless to say we def. put a good offer in and will hopefully be hearing back tomorrow with more good news. And what kind of thread would it be by me without a TON of pictures??? Really hoping for some good news tomorrow. The only little concern I have with the house is that with the wetlands behind the house, it seems like the water table is high. The sump pump collection container actually has some water in it which is not really normal for this time of year. So if I do end up getting the house, I will probably be setting up some kind of 12v “safety” sump pump that will kick in if needed if the power were to ever go out for an extended period of time. ---

don’t mind the blurry pics. I was in such a hurry (running out of light and was pressed for time) that I managed to get all the way to the last few pictures before realizing that I was still in manual focus instead of auto… and therefore nothing was ever actually focused… lol ---

Well we ended up having to go in at full asking price but we got the house (well, we got past the first hurdle at least). I looked at the recent comps and even at full asking price we are getting one hell of a deal on it so that was fine with me. He knew that what he was asking was really low and flat out said he would not go under full asking. So now its time for Jammer to work his magic and hopefully everything checks out good. ---

Had the inspection today and everything went well. This was really the only step in the process I was nervous about due to the low price and not knowing if there was an underlining issue somewhere; but everything checked out pretty good. Obviously its an old house and there are some things to do, but nothing more than I already expected. Another huge thumbs up to Jammer for another job well done… hopefully we won’t have a 3rd… lol. ---
