My house will be paid off in less then 5 years, I’ll be looking to buy 50-100 acres and a vacation property /rent in the next ~5 years or so. ---

I’m in Michigan atm, we have our house on 5 acres, I have a rental on 2, then we have about 20 acres of mountain side property in Virginia. I’d like a big plot someone cool in a red state for sure ---

It’s crazy, my brother just bought his first house this week, $263k in Town of Tonawanda. Same house sold for $89k back in 2016. I bought mine for 91k back in 2015 and I could probably get close to $300k for it now. Not selling anytime soon, but what a crazy market. Everyone I’ve talked to said that under $300k in Town of Tonawanda is pretty impossible these days. ---

An old neighbor of mine bought in Tonawanda close to $300k I believe back in Fall. Brother-in-law bought in Depew, similar story in a lot of the suburbs. I’m just glad I bought in 2020. So many people were saying wait, market will come back down to reality…5 years later and nothing has changed. ---

Down here in FL, I passed up on a house about 6 years ago near me. He was asking $207K, I felt like the sq footage was worth about $185K-190K. He ended up getting $203K for it. Fast forward 2 years and it sold for $270K with no changes/updates. Now it’s estimated at $313K, again with no changes. This is all within 6 years. I will add that it sold for 118K in 2015 but from that sale to the $203K there was new roof/AC and interior remodel done. ---

I don’t think you’ll see much correction in the sub $400k part of the market. You cannot buy homes that cheap anywhere in the country that is livable. Where in FL are you buying family homes for under $300k? ---

FL is tough. As a visitor, the entire state seems to be buildong at a record pace but everything is co dos and gated communities. I will never let someone tell me that i can’t have a propane bbq. Lol Also. Is anyone really from florida anymore? ---

I definitely search for no HOA areas which typically limits you to either out in the sticks a bit or older residential areas. ---

yeah, the condo stuffs are tough right now with increasing fees and assessments and insurance costs… likely not worth the conveniences. the ocean-side communities east of ORL are affordable but being more than 45min from an airport is pretty limiting. everything that’s sort of urban, free-standing, and somewhat updated is $1m++ now. ---

While we were there, I heard at least one story, where someone moved down 10 years ago in a new house and in the last few years they went HOA… I sort of get why people do it, but I moved from Tonawanda because I could hear my neighbors fart in the house and driveway. Imagine being fined for it if Keren is upset lol.
