i just redid my upstairs floors not real hard, just time consuming, you could do it in like 3-4 days of moderate work and save a bundle.

sanded, down to bare wood, 3 coats of poly. If you want to change stain color that is more. Removed all the shoe mould and labeled all the pieces and re-installed them when finished also.

Yeah, I hear ya, but after renting the sander, buying the sanding discs, poly, and my time, it wasnt worth it for me, compared to the pricing I ended up with.

Hmm… Might give him a call for my place… I need to do something; and it’s either try and save what I have or screw the piss outta it and lay a new layer over the top… which is what I’m leaning towards…

My folks used to use Floss hardwood floors, owners name was wally. awesome work, but i think they might be pricey.
