Anywhere from North Buffalo to Allentown.

Must be in a good safe area  
Must be in a good safe area  
Must be clean, updated, and nice (don’t need granite or marble floors) just not run down and shitty.  
Include some uitlities but not necessary  
Must have 1 car off-street parking  
Must be available July 1  
Must be walking distance or gay fixed gear bike ride from bars, restaurants, and shops.

Willing to spend whatever depending on how nice it is.

are you moving back to buffalo or just looking for someone else? I have a nice place of off niagara falls blvd near the restaurant. Plenty of parking and just remodel.
