Also… current new builds are so fucking shitty unless you spend a lot of money and really know what to look for.
edit: also from the things you are saying in this thread you really have not researched this much at all, if you really want a house, move into some kind of starter home. you might be picky but you can find something. additionally the things you are picky about now, you probably wont be picky about in 10 years. this sounds like you are just thinking out loud, but IMO you need to have another idea. 10K is no where near what you need for building your own, or even really buying traditionally for that matter. 10K will get you like a $130K house with a 5% downpayment and closing fees, maybe.
