Yep hahaha military part of my enlistment included a bonus that is paid to me every year. They gave me such a hard time about applying it as income lol. Funny was I didn’t even need it to qualify. They asked me for proof I will be employed for three years. I was like WTF GTFO!!!

Banks are going to look at your proven past… and it doesnt sound great based on your credit score or lack of.

I got to a point in dealing with them that I was such a dick. Every time they would ask for something I would give them lectures about how backward their lending is and how disorganized/mismanaged the entire process was. God I don’t ever want to buy a house again. I think the biggest issue was the fact I was buying while they were changing all types of rules/regulation though. :banghead:

they want proof of everything. God forbid someone helps you out a little. you will have to prove that you got “it” from them, how they gave it to you, where they got it,3 signatures at every hand change, etc. its ridiculous.

Hi I’ve been selling drugs out of hotel rooms for the past 4 years. I usually pay about 350 a night for each hotel. I was thinking I’d much rather sell drugs out of a house. You know a house I could call my own. Maybe start a family, get a dog, read some books, drink coffee on the stoop, you get the picture. Is there anyway I can barrow say $10,000 or so? I really have no proof of income except all these empty kilo bags. I have like 50 saved up if you want them.

You could also look for house where a seller is willing to do a land lease and or provide some form of seller financing. If you could get a down payment up to 25-40% of the price of the house you were looking to buy, provide good references from your current Landlord and still had 6-9 months of emergency cash I am pretty confident that you could achieve home ownership.

In the event that you default or broke how the contract is written you would lose all of the “equity” and your original down payment though.

I couldn’t even qualify for a 40k home loan, when I have a credit score around ~735, but I only had my job for 4 months at the time (Previous job was 2 1/2 years). (with 0 debt)
Got the new job because I graduated from school and doubled my salary at the new place in my career field… But that doesn’t matter apparently, lol.

a high credit score is almost meaningless without a history of good income.

Had a long standing good credit w/ 0 negatives throughout the report, buuuuut switched jobs.

even when I tried to have my parents cosign, they said it wouldn’t make a difference. They would have had to apply for the loan with me cosigning.
