Common price to rent washer/dryer to tenant.

What do you guys think is a fair price to let a tenant use your washer/dryer? The appliances are located in a common area (basement), and the tenant said that she either was going to buy appliances, or she wants to use ours on a weekly basis.

There is no platform for her new appliances, nor is there a vent for another dryer, so I’m pushing for her just to rent ours.

I was thinking $25 per month, and only certain days that she can use the appliances.

Mine are included in my rent.

I paid less than that per month at the laundromat way back when. It also took a lot less time with washing everything all at once.

That being said, you need to tell her to either rent the use of yours or GTFO. Or she can pay to have the additional hook ups put in by a professional you approve of at her expense.

I agree with this. Its probably 2-2.50 per average load washed and dried. If you add everything up for her and charge her that a month, she may starting doing full loads with like 3 articles of clothing. Its too grey of an area to set rules without looking like a tightwad.

Our machines here are $2.25 for a wash and dry for reference

I charge my tenants 10 a month for their own washer and dryer. I paid 100 for the set off cl. It works our just fine.

If you only have one tennant, offer to throw it in for free and put one of the two on their utilities and call it even.

I personally wouldn’t lend MY personal washer and dryer. When they shove 3 comforters in it and tear it apart, you’re assed out.
