well, it’s pretty much set in stone now that the offer was accepted and my loan application is in. I bounced around spending very little to building a new house but in the end I decided to buy a recently built home. It’s in Henrietta, near RIT. 1500sq/ft 0.14 acres, built in 1999 - one owner. 3 bedrooms, the master one is a lot larger and has a big walk in closet and direct access to the upstairs bathroom.
I really like that it has a large deck that backs to a decent yard (without being high maintenance) and there is a large pond beyond that so it feels a lot bigger than it really is. The basement is poured concrete and when finished still has 8’ ceilings so I plan to build a nice home theater down there.

I’m happy overall… I first wanted something cheap for like $120K. then I looked at building new for around 200K… then I found this which is a perfect compromise… the waterfront part and being 15 mins from downtown finalized the deal.
no idea, the yard is on a slight downhill slope, so I should be ok. plus poured basement and sump should protect pretty well. the basement shows no signs of problems.
my inspection is wednesday (it’s a contingency of the sale)
well then its probably not a flood zone because you’d know by now. if your house falls in a flood zone you are legally obligated to buy flood insurance. It should have been stated when you were making your offer.
