feel free to design your own floor-plan, but make sure you are paying attention to span lengths. Your super cool novel ideas hopefully do not involve all sorts of open space. Custom beams are very expensive.
Frankly I’m fascinated to know what this super cool idea is that you have. I cant really think of anything that would require this level of intense secrecy. It’s a house. Nobody cares about your floor plan, really.
You will however need to hire an architect, and he will most likely have his own structural engineer that he goes to.
nobody will ever stamp your home design before someone has completely gone over it and made it up to code.
