my sis and her husband just bought a house in niagara county, i’d have to say like 4-6 months ago. they used Robert (Bob) Monaco from Realty USA. i walked through the house with them/him the night they decided to make the offer and i was very impressed. the guy is a buyer’s agent so he works for YOU. he’ll point out water/structural damage, etc and advise you accordingly. the first couple houses that my sis looked at online and asked to see – he told hre basically flat-out NOT TO BUY (and he was right). this link has his info/phone #, if you’re looking in niagara county i think that he would be a great choice. :tup:

I was hesitant over Kenmore initially. But I really like the area. Big houses for less $$$, quiet neighborhoods, and no real problems. Plus the houses have character.
The only gripe I have is my driveway separates me from my neighbors and my yard isn’t big enough. But then again, I have a 2.5 car garage so that kills the yard option.
Those houses in Kenmore surrounding Colvin are beautiful.
And some are big $$$$. Deerhurst, Liecaster, Doncaster. Big $$$
I wouldn’t mind a house in those areas.
I live in between Delaware and Elmwood where there are mostly houses and not many duplexes. Between Elmwood and Military you see more duplexes than houses and the houses are smaller.
Houses on my block went up $20-30K in 3 years. Always good
This house has been for sale since the summer, but seems like a good deal. The old lady that owns it was originally asking $129k I believe. Seems like a good size with a 2 car garage and even central air.

Other people at Hunt were nice though. Just really disliked Joel. Was looking out more for himself than us, and it showed in the last few days.

Joe - As for area, yep Kenmore has always been a great option. I’ve had a couple of apartments in Kenmore over the years. I love the area and the smalltown feel of it.
The main reason We’re looking Amherst primarily is that we have charge of my little-sister-in-law, who is currently in Amherst Central HS - and it’s an incredible school. …even though Kenmore schools are not bad by any means.
And that’s almost an ideal house… if You have anymore, keep 'em coming
I have about 27 houses to look at from browsing through Realtor.com & Realty-usa.com.
I bought my house last year using America’s Choice. Basically there is no realitor involved and the home owner is selling the home themselves. They pay a small fee to have the home listed. The benefit is that you don’t have to pay the realitor fees and the houses are generally about 10% lower in price than a house of similar value. If i ever sell my house, its the way i’ll do it.

but soooooo cool looking. I would definitely buy one of those over a new house for the character alone.
Actually 6 houses on my block sold last summer. 3 of them For Sale by Owner, 3 by real estate agents. The for sale by owners actually got $5 to $7 over asking price. Add that to them not having to pay a commision to agents.
The link that I sent you is actually down the street from me. From what neighbors said, the house is well maintained and it’s too big for the 1 person to live in now. I’m sure they would take a fair offer on it since houses don’t sell well in the winter. We closed on our house almost 4 years ago (Jan 9, 2002). I think there are 4 or 5 houses for sale on Tremont which is 2 blocks over. Just drive up and down the streets around here, you’ll see a ton for sale. If you are handy, some of them are estate sales since the original owner died and the family wants to sell it off. Kenmore’s age range is dropping to upper 20’s to 50’s now.
You hit the nail on the head sir, houses dont sell in winter. Or in other words, there are lots of motivated sellers now
