all those things you mentioned i don’t have to do at my place either (HOA). A nice bonus at the moment is that it’s rented out and i’m making money in addition to somebody else building my escro. win/win.

They bought a house sometime in the winter last year, contingent on them selling theirs. But by the time they got it on the market and within two days of them selling it, someone had come in and offered a non-contingent offer on the house they bought. So they lost it. Shortly thereafter they found out she was pregnant again and decided to take the house off the market. They bought a house last week and decided to put this one back on the market. The open house was SWAMPED.
Yes, move in condition. I’ve been through 2 dozen homes in the past two months, this is truly the nicest.

My rent is $1200/month. I have a small loft with a parking garage. I’m getting this house for exactly the same payment and I get a HUGE tax write off.

$5k is nothing. I was finding $200,000 homes in Lockport with $8500 in taxes. Lancaster with $7500 and East Amherst with $7500.
Yeah $5k in taxes isn’t bad at all around here. Looks really nice. I’ve never had it, but I’ve heard people say they like baseboard heat better than forced air. :tup:

Baseboard is a more even heat. Its a two level heating system. There are no vents, meaning allergies and dust are non existent. I will be installing a AC system next year, but for now the house comes with a portable ac unit that vents outside and a built in air conditioner in the master bedroom wall. That’s all I’ll need for the last three weeks in august. All bathrooms and kitchen have new countertops and cabinets with corian counters/built in sinks. The kitchen ceramic tile is new, it looks a lot better in real life. Brand new pergo was installed last year in the foyer and hall ways.

The first order of business is to install crown molding in every room and paint before I move in.
I didn’t mean to sound like home ownership was a BAD idea, just not for me. Outside of work I have VERY little responsibility… I like to keep it that way.
I like it, nice first home. My taxes are a little over 4200 in west seneca. While owning a home isn’t for everyone, it feels great pulling into your own driveway.

And yeah, the duplex that my dad owned in amherst near duffs was definitely more than $7000/year in taxes, so yeah $5k isn’t bad.

Nice place and 5k for 200k valuation in this area is not bad at all.
I was paying just under 4k for my first place in Lancaster that was worth 125k, now only paying 6k for 300k in Alden…just shows how high some towns in WNY are.
the only thing that “sucks” about baseboard heat is that it’s kind of a PITA (not really, but more than vents/ducts) for remodeling, and the fins get bent extremely easy if u take the covers off.

I prefer wood inserts because of the cheapness of fuel (free), but gas is good too :]

Oh, and I’m pretty sure if you get an efficient NG/Propane (assuming you use NG if it’s in willyville) you can qualify for a tax credit on it.
I know it’s available for wood stoves/inserts, but I’m pretty sure it’s for gas as well.
