I’ve been debating about installing one now that i’m redoing my kitchen.
I’m not a coffee drinker, nor is my wife…but this is going to be a rental and i’m trying to appeal to the masses and add ammenities to justify a higher rental price.

that is a huge waste of money for the a rental. My opinion from seeing a lot of rental properties and seeing my dad manage a whole bunch of them, is that this shit isn’t going to do you any good. Renters are cheap, man. If they weren’t cheap, they would be buying. Also, they probably already own a coffee maker. Coffee makers don’t attract good renters. What attracts good renters are a clean house(walls, carpets, smells, etc…), DECENTLY upgraded kitchens/baths (nothing fancy needed, just can’t be 30 years old), a good landlord (you need to be a reasonable person), and a fair price (according to the market you’re in). This is my experience from helping my father out posting/showing rental properties to potential tenants.
As a coffee drinker, I prefer coffee out of a french press rather than any “at-home” drip machine. The cappucino/espresso features are nice, but they wouldn’t get used all that often. Lastly, that coffee maker you posted looks like it only does single cups of coffee. I know plenty of coffee drinkers that go through a whole POT of coffee before leaving for work, so 1 cup won’t cut it for their needs.
edit: After another minute’s worth of thought, this all SORT OF depends on the market value of the rentals and where you live. If this is a high-end luxury rental that is going to pull in major bucks it COULD add some value. I think that all depends on what the other rentals are like in your area though.
Most people just go to Dunkin or Timmys. I also couldn’t justify paying more for a place because it has a coffee maker in the wall. If they really want fance coffee they’ll probably already have a machine.
target renters are business executives and our local sports heros (lol). There are already 5 Bills renters on the same street, (minus Lynch…he’s gone now) and a few Sabres players. They seek this area out for that reason. Also several businesses rent these for executive officers who stay in them for a week out of the month when in town.
One of my business partners owns 3 duplexs and they are all rented out by Bills players. The nice thing is they pay a good buck, $2K/month and the lease contract has him covered where in some cases, the player is cut and another one moves right in… he collects double rent for a period of time. The unit will be move-in ready with all appliances, ammenities, and some furniture for this purpose.
So you have to realize…i’m targeting a renter that has the money, but the potential of a short stay due to their volitilaty to relocate. The business executives rent long term typically. Hell, Paul Posluszny has been renting his place for 4+ years now.
I shit you not when i say that literallly 5 mins after first getting the keys to my house…i went into the house, opened the garage to start loading it up with rennovation supplies and outside were 2 Bills players looking for 2 places were asking if it was for rent.
fyi, it does 2 cups at a time…and can be programmed. Probably the most important notable thing regarding price…i have about 15 of these on hand in my warehouse.
need to keep in mind that this is one thing in a slew of things.
see my edit…I figured the chances were low of that being the case… it’s all about knowing your market. It’s tough for me or anyone else to know if this is planned to be an average rental, an upscale rental, or a college/slum rental. If these types of amenities are the norm in your neighborhood, then go for it.
My question is more of…as a coffee drinker is there any appeal to this?
To a ball player i see at as an added “gadget” that they have in their bachelor pad…and to the business executive a nice convienence for their lifestyle.
It’s nice to have “different” things that will make somebody say “Hey, that’s really cool”… along with a bunch of other ammenities that set itself apart that will help rent it quicker when it becomes vacant.

As a coffee drinker, it’s cool if the coffee is good. It sucks if the coffee is bad…Still though, 2 cups at a time is definitely not enough for most people.
lol…you could just set it to brew another XXXL Cup in 5 mins and repeat. I wonder how quickly this brews…i don’t think it drips. I’ll have to check the the specs to see if that’s called out.
It’s just so hard to have these at my finger tips and NOT utilize one.

I work from home and drink 2-3 cups a day. I would go spend $200 on the top of the line Keurig machine. It can brew 3 sizes and there are ENDLESS varities of coffee, teas, hot chocolate, etc.

The cups are cheap and free delivery from the official website. I usually order ~100 at a time and costs me under $40.
A buddy of mine had one of those premium home brewers, looked very cool…tasted like $1 cup of coffee.
I guess I can’t come up with a reason to not do it given the scenario you are in. The only benefit is possitive in my opinion…not like anyone will be turned away from renting due to this small appliance.
I dunno. American drip coffee is american drip coffee. You’re not really going to impress potential renters with an expensive way of dripping water over ground coffee beans. You might appreciate its superior dripping, but It offers no competitive advantage. Josh’s machine however can do things like the pressurized espresso process and steam milk, etc. Since espresso machines are like $1k+ but a cup of espresso is like $3 bucks most people don’t want to splurge on their own machine so having one come “free” with the apartment would be pretty cool. It would make the whole place seem fancier. :tup:
yeah, I agree the cappucino/espresso feature rocks…but that is more work for the end user, so it probably gets used less than the regular coffee settings. Does it take regular coffee grinds and water? If so, it definitely drips (some drip makers are pretty fast).
And then proceed to show it off the their other team mate friends that it is the ballerest of baller coffee makers and you aint a baller if you aint got one of dems.
So when he gets cut, new player moves in to attain baller status.
