also, when you buy a beater house to fix up, chances are high that others houses around are beaters which will give you annoying people to deal with and low property values.
Very good point…last thing you want to do is be the nicest property in a shitty area. Ugh I have looked at some REALLY nice houses in the past 30 days and every time it either sells from under me or has something I cant get past like not enough bedrooms for the price or something. Buying a house is fucking aggravating.
Replacing something because you want to, and replacing the same thing because you have to still costs them same. Certainly it’s something to take into consideration when buying a home that needs work vs buying a newer home that is all set but you can’t just make a blanket statement like that.
since you’re making 75k a year, and have no expenses, why not just buy the house with cash in 3 years?
IMO , i would not buy a newer house. You’re paying extra for something that someone else designed, and chances are u will want to change it.
We just remodeled a kitchen for a home in the nice part of depew that was built in 1998 :bloated:. 20k plus for everything. on a house that was probably 200k + to begin with
i would rather buy a house (i cant remember) pre 1990 or pre 1980, because if the styles of things are not updated it knocks the price down significantly
Overall condition of the house, IE future Maint. can be the biggest factor that nobody thinks of.
Roof
Siding
Windows
Kitchen
Bathroom
HVAC
Etc.
On a good house those can be taken care of (more than likely not the newer, but the older house), in a bad house, just the top three on the list could be $30,000 so an additional $250 a month. You could buy a house that is $50,000 more for that kinda money.

Xander just described 100% my checklist when I look at a home. It is amazing how many people still ask full market value and will have like hot water heat, haggard roof, and old windows. One house I looked at was half sided…WTF is that shit?

I bet more people than you think make over $20/hr on here… at the same time I bet that less people than you think make high 5 or low 6 figures.

I don’t know why you would be looking for a house…you just took a “well” paying job at a car dealership…If you didn’t figure this out yet those jobs have a high rate of turnover…I also know for a fact a lot of dealerships don’t pay anywhere near what you claim you make…
