South Lockport - good or bad?

I’m looking at a house in South Lockport, zip 14094. I’ve lived in North Buffalo all of my life, so i’m not too familiar with the area. The house is on Locust St one block South from Lockport HS and a block East from S. Transit.

In a nutshell, how is the area? I know the mall is vacant, but otherwise what’s the deal? I’m hoping to get constructive advice here, so keep the juggalettes comments out plz :slight_smile:

The answers to your question are fairly subjective.

The area is ok. The mentality of the people in lockport seems to be very self serving. Keep things locked up and you won’t have a problem. If you are black expect to be hassled by the police a little more than average. A lot of bored kids and adults who never really grew up from being kids so there is a lot of local drugs. The level of white trash and or crack heads will depend on what neighborhood you are in at the time. Where you are speaking of isn’t horrible. I wouldn’t consider it south lockport as that is more anything south of robinson road you are in the town of lockport at that point. Lowertown has some special people.

All in all from north buffalo it’s probably a lateral move. There is probably less to do in the area but it only takes about 10 minutes to get to the 990 from where you are speaking of. Just don’t fuck with people and they won’t fuck with you.

It’s a decent area. I bet the house youre looking at is cheap.

The house is very affordable. It’s an older two story colonial but it has been completely remodeled from roof to basement - virtually everything was replaced in 2008 (roof of house and 2 car garage, windows, siding, bathrooms, kitchen, all mechanicals and appliances). Previous owners fixed it up and moved to Wilson up near the lake. There isn’t really anything I need to do to it but move in. Best of all it sits on 0.7 acres of land…lots of room for the dog to run around.

I work at Calspan near the airport right now and understand the commute is a bit longer than driving from North Buffalo, but I have a couple contacts at Northrop Grumman and I may try to get a gig there.

The only thing i would be worried about is the traffic in that area. it gets pretty packed durring school hours and randomly alot. but other than that, the housing around that area is very nice! a few of my friends live right in that area and love it.

I timed my drive at 6:30PM from the house in Lockport to where I am now in Buffalo (990 >290>190>33) and it was 33 mins. Not really too bad. My drive will be even shorter to work.

Anyone know when Fios is supposed to get to Lockport? If I get the house i’m prolly gonna transfer my DirecTV acct to the new place but i’d need internet access. Is Time Warner my only choice?

i use verizon dsl.Its quick enough for me.The people a couple streets over have fios.Not sure if i can get it yet

I actually used to live in lockport, I thought it was a nice small town, everyone was great but yeah you do have to be a bit careful with your stuff depending which area you live in. my friend lives in a two story colonial house off locust st. near the high school as well. Its not too bad of an area but lockport does have its areas, and other than that not much to do around there, but there is cheap housing.

the girlfriend has lived in lockport all her life, that area is fine, but there is a good stream of constant traffic up that road, and a pain in the ass when school lets out.

I would hope that I don’t have to worry about the school traffic as i’ll be at work until 4:30 every day and won’t get home until 5 or so; I should miss all of it.

its a good area. i live in newfane which is 10 mins north of that. its a good area. just take simple security measures. like locking your car/house at night. its a tight knit neighborhood. you should have no worries

So as far as safety and security it would be fine? Just in case i’ll stop at the gun center and pick up an AR or a shotgun for those up close and personal encounters. You know, for when the deer get into the house…

How about resale value? Does it look like it’ll be relatively stable as long as they don’t shut down delphi? Down the shitter after that? Maybe Yahoo will help the area?

I have some friends that live in lockport and last they told me was the city was giving people money to move into lockport. There is a program the city offers which subsidizes some of the purchase of your home. I don’t have much more information that that but a friend of mine got a really good chunk of change from the city. Try researching it.

How long ago was this? I can’t seem to find anything on the 'net about it. If possible, could you ask your friend how he took advantage of this offer?

EDIT : I found some info, but it took some real digging. Seems that it is for low income folks, and I make too much to qualify. Also, it says it is for the City of Lockport and i’d be in the Town.
