No real way to determine if it will or not until you drill. All of western PA is pretty good for gas. Doesn’t mean you cant hit a dry hole here and there though. We usually check out wells in the surrounding area to see how they are doing, but that’s usually the extent of it.
There should be no issues with zoning. We’ve drilled between businesses in a strictly commerical district, between houses in housing developments and on giant farms.
