home inspection was done by Steve Nola as you guys all had great things to say about him. cost $425 for a 1500 sq ft house. he did a very thorough job. pulled each piece of insulation between the studs in the basement looking for cracks, which he did find 2 that need to be taken care of. found that none of the vents in the soffit were actually cut out. just looked like it was vented. and the roof had a few minor issues from the current owners shoveling/chipping off snow and ice. but overall i was more than pleased with the job he did as was my realtor.

so im going to do some renegotiating on the price again after those findings and go from there.

Looks like a nice house. Not that the outside is horrible, but certainly didn’t expect all the things going on in there.
A LOT of houses just have the vented soffit panel without it actually being vented.
To try and fool potential buyers.
You can cut in a small circle vent every few feet. If the attic actually vents that way.
We did a house and the refinance inspector made us cut in circle vents on a house with end gable ventilation. -__-

I tried to do this on my cape…problem was that the old roofline was just extended and sort of made a boxed in soffit, off the side of the house. I went into my knee wall crawl space to try and drill through the old wall, into the new box and I destroyed two holesaws drilling through old siding and flashing. Needless to say, the only ventilation I was able to get was a thermostatically controlled box fan that moves air through each knee wall crawl space on hot days.
