My Rental Project

Women who lived there had bought the house in 1939. She was just put in a home last year. Last updates to the house appear to be about 1960~ish.

There was about 2 miles of extension cords running to all rooms with no outlets.

Either way good stuff on the house :tup:

I would also cut down the three pine trees that are way to close to the house. The two in the front and the third that appears to be right against your back porch.

Lots of great work. You’ll make money off renting it. Hell even if you had $100K in her and rented it at say $1200 you’d probably be ok.

Not a project I’d want to tackle, but great progress so far. Looking forward to some more pictures.

So its been a while, but working on it slowly. My father and father-in-law have been helping ALOT.

Floors are all done. Paint and wall repairs all done. All that’s left are the kitchen counter tops.

At first I felt it was half assed, but I can’t argue that it doesn’t look good.
I’m not sure it would be right for your place if you plan to allow pets, but still kinda neat, and would help with the budget!

Kitchen is finally done.

Looks great. I love projects like this. What are you going to do with the walls in the bedrooms? Rip em off and put electrical in then new drywall? That wouldn’t be that expensive just a lot of time, and who knows whats behind the walls.

On the plus side it would give you the opportunity to re-insulate the outside walls too.

And never have a 100K house and rent it for 1200 a mo. Sell it and buy a Nice 4 unit in a Decent area and pull $2K+ a mo

My overall plan is to completely finish that one, rent it for a year or two to pay down the equity loan, and then remodel the kitchen and bathroom in my current place (which is 3 houses down and across the street from this one) and find a place with some land and rent this one out also.

I’m 2 years into my 5 year plan, lol. Aside from siding this house, there is only 1 room left to tackle.

For what I actually spent and the check-check repairs I didn’t have $1500 to front for a gif card I could only use one place.
