A bunch of you know I was looking for and found a new house. I have been stingy with the pics and these are from the realtor and honestly do not represent the property all that great.
Back story - I own a double in North Buffalo and love it. But with life going pretty well I decided it was time to capitalize on my rental investment(rent both sides) and get into a single family home.
As LZ has alluded to it is hard to find a nice single family home in a respectable part of the city for a decent price. By this I mean one of the albright, delaware district, park meadow streets that are only single family homes. This resulted in me looking at many houses in the 300-400k range that were terrible examples of a home and horrible value IMO.
Luckily this home that I had been watching for some time but then sold came back on the market when the deal fell through after 9 months! On top of it the seller wanted it gone ASAP so I had the paperwork done literally 24hrs after it came back on the market.
Also please no bickering in this thread but anyone with serious questions about city real estate or neighborhoods feel free to ask away and hopefully I can answer!

This house was built in 1907; in the late 1930’s while the Statler was doing renovations the owner at the time had a room from the Statler turned into the formal dining room of this house. I love having a part of Buffalo history
