Selling house without a Realtor?

I’m possibly thinking about relocating to NC, and would need to sell my house (would be nice to try and rent it out, but, would be hard to have two mortgages in our names at this time).

To get out of this with a nice down payment on our next house, we need to sell it for $165,000 with a realtor. If I do a FSBO I would save about $7500-8500 in commission fees which means I can sell the house for less to get rid of it quickly.

Has anyone ventured selling a house without an agent? Was it worth it in the end? Any tips from start to closing date?

Having head a few realtors talk about selling houses, and knowing people that have sold homes even with a realtor, its stressful when someone else is doing it. Id imagine its a fuck ton of work and aggravation trying to do it by yourself.

Unless its a cheap house (60k or less) go with a realtor… Wayy easier to sell

You could also try contacting a couple different agents/brokers to see if they would be willing to take a lower percentage to get the business. I have only purchased and never sold property, but I couldn’t imagine dealing with it by myself.

it can be done. alot of people sell their own homes. i would research as much as you can.

also you can list a house for $150k all day on your own. but a agent will not list a home for a huge amount over what the house is worth or apprasied becasue that would be a waste of time and it would never sell.

most homes becasue of housing market crisis owe more than home is worth.

but i would consult with someone you trust and know. some people charge crazy % some charge cheap but you get what you pay for. dont expect the cheap agent to be as good as the highest paid agent.

you can sell it on your own. try it out and see how it works for the best answer.

also just like a car most potential buyers dont pay full list price. or they atleast try to get it cheaper than list price. so remember that

seems to me that most houses for sale by owner eventually end up going with a realtor.

Youll get more people to see it with one since they usually post the house on websites and in the paper

I’m worried more about paperwork (contracts, forms, disclosures, etc) than exposure. I don’t want to sell a house and then be sued years down the road for something, or have the deal fall through due to a technicality.

Realtors get more money. Period. It opens the pool of buyers substantially.

I could list 10-15 reasons why, in the end, its a much wiser decision to use a Realtor.

doesn’t matter if you sell it yourself or use a sellers agent you will still need a lawyer to handle the legal documents. I believe I paid about 300 or 400 as a buyer I would imagine it’s the same or less for a seller.

trust me. use a realtor. If it were me I’d go with boost creep. Actually it was just me and I did go with Boost Creep. By far the best realtor experience I’ve had. The money you’re thinking you’re going to save you aren’t really going to save because of the time it’s going to take to sell the house.

There are a lot of benefits to using a good Realtor. I emphasize on “good”. There are some really bad ones out there as well.

Typically working with a Realtor you may be surprised that you will get more for your home using a Realtor vs attempting a FSBO. Not to mention the exposure from MLS etc.

Interview several different agents. Make sure they will give you insight on how they market… will they do open houses, etc. Also, don’t just pick the cheapest Realtor out there. Ones working for such low commisions typically aren’t very good.

Good luck in your home sale. If you are even debating listing… now is the best time. Early April is when all the buyers are out looking for homes. Also, right now it’s definitely a sellers market.

Things some agents are doing these days to get business is a joke. Dont be afraid to use some of the newer people in the business, my smoothest sailing deals have been with people I can relate too. Im sure ryan will say the same.

Also for tax purposes… when you purchase your next home, there is a minimum you have to pay in interest the previous year to claim as a write off. I Want to say 6k(Im not a accountant). Another reason why selling/buying early in the year is a plus. Just a fyi that i learned, that many dont know.
