Wifey and I are looking to move within a year, so I need a realtor to take a look at the place and tell us what would really add value and help the place sell faster and what would be a waste of time.
Do realtors do this? Got any recommendations?

You can do it yourself man. Do small things that are cheap to make the house look better.
People are all about first impressions. Give the place a nice neutral paint scheme, and add some molding/crown molding if you don’t have any.
Make the house feel inviting. Make sure it is clean and smells good. Maybe leave some scented candles out. Most house shoppers are really women, (your wife don’t lie like you’re the one buying the place).
The latest fads are textured hardwood floors, stainless or brushed light fixtures, cabinet hardware and faucets.
Spend $1500-3000 in paint and cheap upgrades like above mentioned and you can ask more and sell the house faster.
I don’t know what shape your kitchen or bath are in so I can’t comment there.

My mom has been with Hunt since 1986, im sure she could tell you what you need to do to sell make your house more appealing to potential buyers. She is always telling me what I need to do to my house.
fry where abouts in tonawanda are you and how much are you going to be looking to get…it all depends on how much your asking and what the house is like. give us details on the house whats wrong some pictures and anyone on the board will point out the defects of the house just by looking at it. you dont need to be a brain to figure out if your house looks like shit or looks good to a potential buyer lol. like the house down the street from me are asking $125k and they havent sold in 3 months because it looks like shit. but other house on the street sold in 3 days/1 week for $130k same house different curb appeal. for example…

CURB APPEAL is my recommendation. If you house looks welcoming and hot shit lol you will be selling it dependent on your asking price. lol.
