Slum lords step in....

As some of you know I picked up a double in the village of Hamburg, What are you landlords using for a rental application, rental agreement, and how are you guys checking these peoples credentials.

Make the apt as nice as possible and get a ton of their cash up front. First/last/security.

There was a thread with some of the other advice but my wife handles all that other jazz. I just fix the broken things at this point.

I just use some guy who deals with all that stuff. only time i get a call is for repairs over 2 hours f labor in which case i usally go over and fix it.
other then that i just collect the check every month.

Who do you use? I need this in my life.

Haha, if it’s the same Joe I know, that’s awesome. I worked with him for a while, small world.

i know his day job is in the teaching world. so i would not be suprised. but he screens my tenants and handles there issues and collects the rent. even offered to mow the lawn…
hes a good guy ive had no issues. and I like not getting 1am phone calls.

I’ve been looking at rental properties… and doing a ton of research…
the biggest thing I’ve read is, background check… if they have any evictions or felony convictions… no go. doesn’t matter how long ago someone was evicted…if they felt that they were entitled to stay in a place without paying, they are not worthy to ever rent again (atleast from you).

yea, im vetting people pretty well. I have a few friends with the ability to do a back ground check

I have it in my lease that they HAVE to use it. Background checks & all. I talk about it in the thread @tpgsr linked to.

I do a credit check and then a quick search on the state’s judicial portal. I include questions regarding eviction and criminal history on the application. That is usually enough to scare off the problems. Those who lie usually aren’t too good at it. I don’t rent to anyone(s) without an average credit score of 600 give or take.

facebook is surprisingly helpful. If someone looks like a piece of shit with piece of shit friends, they usually are in fact pieces of shit it turns out.

i find setting the rent a little higher but accepting pets often attracts better tenants who are having a hard time finding a place that will allow dogs and cats. I charge a monthly fee based on the weight of the pets that has worked out well enough to pay for the extra cleaning on the end of the lease due to the animals.

i have a few tenants that do automatic checks from their bank account which is nice, but I also have a couple that only ever deal in cash. My longest term tenant has only ever paid me in cash. I usually get a text message a couple hours ahead of time letting me know the cash will be rolled up under a brick in the basement. It would be super annoying if the guy wasn’t so good about paying and I kind of enjoy the novelty of the arrangement.
