I can vouch for this place, very nice setup and nice neighborhood. Sorry i didnt get down there this week jammer, trucks been down, new radiator should be in it sometime monday. Tuesday ill be down there most likely.

The house had a great layout and was already looking great!! Unfortunately, next to having a garage, the basement was the next top of my list and it did not have it. But everything else about the house was great for anyone else looking!!
We went to see my realtor yesterday morning to sign the paperwork for the last house and to go over a few that we found online and as we are getting ready to leave I mentioned about going to see Jammer’s house and she says “Well if you are already up that way, one of the houses is vacant so we should be able to look at it… how does 1pm sound?” (this was at around 11:30). She pretty much changed her plans just so we could go see a house on extremely short notice… I have to say, she def. goes above and beyond to help us out.

JoAnne Leak from RealtyUSA. The other thing I like is that she is very upfront with recommending what we should offer. She does the research and is pretty good at being able to tell how far someone is willing to come down without going too low. For example, this last house, she did the research and knew that the price on the house was at its complete bottom end so she told us that anything under the full asking price (which was still about $20k under its value) would be denied since it would not be enough to pay off judgments. That worked out well b/c with a few other offers on it, we were able to get it since we didn’t have to go back and forth. She is very good at what she does, and she goes above an beyond to help us find the perfect house for us.
^ Yea, that’s pretty much spot on. I love when showing people houses, knowing it’s below market value and they want to offer $20K under the listing price when I know it will be a multiple bid situation. Then they get frustrated when they don’t get the house. I understand people want to get a good deal, but some agents have no clue how to list houses and put them under TMV.

Ahh… and the stress is already hitting. We actually looked at quite a few more houses and I think its down to a tough decision between 2 of them. One is 100% move in ready, almost brand new, with a great layout, but its in Schenectady (which I’m really not a fan of), doesn’t have room for my trailer, and is very high on our monthly budget because of high taxes… and being that its Schenectady and their taxes are extremely unstable, it makes me very uneasy.
The other one is right in Colonie, is a very nice house sitting on 2 full acres of land and a large 2x2 garage, but the interior needs a decent amount of cosmetic work. All of the carpet needs to be replaced, all walls need new paint, and the kitchen could use an update… but the core seems to be 100% solid; the foundation is straight as an arrow with no visible cracks, all walls are straight, ceilings are straight and not sagging, all windows are new, and the roof is about 6 years old.
So the Schenectady house is already set to go but will have a little extra stress, where as the Colonie house is more work, but will be a great investment. Between the land and the area, there should be absolutely no problem making back all of the money I put into it when it comes time to sell.
I am leaning more towards the Colonie house b/c I can do the work myself and we are only planning on keeping this house 5-10 years depending on the market. But my wife is torn 50/50 between the two.
On a side note, if we do decide to go with the Colonie house, I’m going to need a REAL thorough inspection from you Jammer. Obviously you can’t know of all the hidden “treasures” but we’ll have to dig in as deep as we can… lol. And there is no way in hell I would trust anyone else to do the inspection.
