Well its official, I have now had 2 houses fall through at the very last stage of buying the house. The ex-wife refused to drop the judgment so I told my attorney to pull me out of the deal and I’m starting all over again.
On a little more positive note, I made a trip to my bank today for a re-pre-approval and was actually approved for quite a bit more. Before I was pre-approved for a $160k max and today I was pre-approved at a flexible $180k which seems to be a big leap in the quality and quantity of houses that meet my needs. So I called up my agent and the hunting re-begins next week. Hopefully 3rd time will be a charm…
Yea… there’s actually a lot of really nice ones that we like within the new budget. My agent said that the $160k price cut is a major difference with houses and seems to be a huge jump in quality.
its more of a bitter sweet… Yes I can get a nice house, but it also means another 2-3 months before I’m in a house… and 2-3 more months here living out of boxes b/c I am NOT unpacking and then packing a 3rd time… lol.
It always works out in the end and now that guys bitch ex-wife can file all the judements she wants as now shes not getting anymoney out of that house for at least another 6-12 months. Dumb greedy bitches.
Thats the thing, we’re not for that reason… lol. This one was on the verge of going into foreclosure but we put our offer in before the bank took it over so they agreed to let the sale go through without any issue… now if the ex wife just thought the same… lol.
PJB- I’ll have to check that one out… it looks pretty good, but the garage might be a little small. I’m trying to stick with a 2 car or more unless its a larger 1 car.
just out of curiosity, Whats the roughly monthly payment on 180k house?? I know taxes vary things greatly but i was just wondering. My wife and I are going to start looking soon.
Taxes are a huge factor in payment Donny. Figure 180K and estimating 4000 for taxes (which is low, unless it’s colonie but they’re going up too) and 0% down (really need 10% down)
Just come see our completed flip in rotterdam. It’ll on the market in a week…if you like it, you keep the comission, rather than me paying the listing agent. Great hood. You can move in immediately. You’ll have plenty of cash left over for whatever you want… I’ll even drop a 1 or 2 car prefab garage in the back yard to go along with the way oversized one car /shop it has now if necessary.
Its a good step up from the last one. and cost less.
New carpets, tile, cherry cabinets, vanities, sinks, paint, newer boiler and vinyl windows, fenced yard. 3+ br 1.5 bath. Low taxes. Next door to d.gage’s gramma who makes great cookies. Might be able to work out some cash back.
