There are a number of decent places for lunch however once it gets cold it sucks to walk around down there with 100mph winds.

$250,000 per floor should sell out pretty quick. Maybe $500,000 for the penthouse.
Most of you are too young to remember but they used to have the 38th Floor Restaurant up there.
There are already waterfront condos selling for more than that. $500k for the top floor of that tower would go in a heartbeat.

I looked at some office space around there and a 3 office suite furnished in the tower was about $1,000 a month. Totally not bad and they really want to fill it.
I think parking is the main reason against it.
You try finding parking for ~1450 people downtown. Itād be a friggin nightmare.

Get one of the vendors to fund metro cards for a group / team/ anyone who volunteers to use the subway. they can market it as ābeing greenā or spin some other bs marketing term around it
anyone else, pay for their own parking. My mom pays for her own parking, she works at some law firm downtown. Its not the end of the world.

edit: i guess i dont see parking as a dealbreaker. Iām sure they can buy/lease/negotiate some parking spots in with the lease of the building for execs / visitors / handicapped, hell they can run sales contests for monthly parking passes.
