My buddy’s realtor is a family member and she’s been in WNY for over 35 years. She told him he’s not going to find anything without a bidding war…and he’s not that kind of guy
so, how about the listing so we can see what a “450k” house looks like

WNY used to be much cheaper than southern ontario but that has all changed.
There is now no benefit of moving across the border. in fact, with your guys higher property taxes its actually much cheaper to be up here… not that this is any selling point. It’s just noteworthy that WNY has slowly crept up without a correction whereas we jumped higher and corrected down, like FL.
Rental market indicates Buffalo home prices are just starting to run…
Buffalo is the clearest case study. The average home value in the city sits at $249,040, a fraction of the $434,100 national median for an existing home sold in July, according to the National Association of Realtors.
Homes there are also moving fast, going to pending in about 10 days, and prices have climbed 104% since the start of the pandemic, according to Parcl Labs data.
Despite that run-up, Buffalo remains one of the more attainable markets in the entire Northeast, and renters testing out the city before buying appear to be catching on early.
My buddy thought he was going to have to build. Put a deposit on a lot. Got lucky (as he always does) and found a nice house at the last minute.
