Here is the deal.I have a house on Grand Island that is going on the market the next week or so and thought I would give you guys on here the first crack at it.
First off,I will hold the mortgage(I was told this is a HUGE plus) for 1 yr INTEREST FREE, with Approx $25K down(cash,car,coins, etc. accepted)I will hold up to 5 yrs but a reasonable interest rate will be set.
House will be going up for sale for $169K.Approx 2,700 sq ft.Tax record don’t show addition above garage.(master bed/bath suite)
5 bdrm, 2.5 bath, 2 car enclosed garage,$20K circular concrete driveway,3/4 acre of land on a dead-end, dead quiet cul-de-sac .Brand new kitchen,bath,92% furnace,HWT,gutters,all interior doors,etc.Roof,siding and windows are 10 yrs old.
House is in an area of WAY higher homes(house across the street is for sale for $699K!!!)Not really a similar comparison, but you will never be living near trash in this area and the price will only go up.Has a small piece of waterfront, but limited to bonfires/picnics etc. and mooring of a boat only.Can’t build a dock or anything.
House does need to be finished.I.E. no carpets,trim,painting,but alot of the work has been done.
Perfect for someone to fix and flip or a great place to live.The real estate agent I deal with(erika french 870-6300) says this is approx 225-250k house finished in this market.I have 0 time for this as I seem to be at 2 pizzerias now + all the other things I have going on.Feel free to call me 628 3448 if you are SERIOUS and have the down payment in the next week or so.Got dicked around on this house twice before and will not happen a third time.

Killer house, Id snap a few of what it looks like now inside and out.
This is by far the best pics of it.LOL the pizza wagon and my silverado are in the one pic which after seeing the snow in the water must be around a month or two ago so a very recent picture.

I also have enough Landscaping pavers/bricks to go all around the house and Lawn Islands over there
damn i wish i could snatch this up…ive been by this house a few times…definitely cheap for what it is. considering my 1500 sq ft shoe box in a less nicer area on the island sells for $100k
