Anybody own a Ryan home?

Yeah I know the reputation they have, but they’re fucking everywhere and tons more are going up so I find it hard to believe that they’re all shit. I also spoke with my old home inspector and he said that their reputation comes from the houses they built in the 80’s and the one that I’m looking at (2003) isn’t necessarily better or worse than any other house.

Has anybody lived in or worked on a Ryan home built in the last 10 years?

Many of their problems are nail pops, which happen 1-3yrs after construction. They’re also notorious for shit not being square, but not so bad that your stuff is going to slide to one side of the room. These are the complaints I hear from my customers who own them. Most of their houses aren’t built with the best materials so be prepared to repaint or replace some flooring. With that being said I’d take one for the right price.

Every contractor cuts corners, its just Ryan isn’t as smart about it. lol

I know a guy that worked in a development and whenever the rough-in inspection was complete they would take out the insulation and put it on the next house and so on and so on.

They also dont have any overhangs at the roof line to the sides of the house… not really a big deal lol. Marrano is not that good either… poured my basement conctete 3 foot shorter than it was suppost to be, and pushed the move in date 2 months back.

Sounds about right. The one I’m looking at is 7 years old. The drywall looks fine, though I could care less. I can fix nail pops. A couple of the bedroom doors stick a little bit which worries me that the house is starting to sag, but that’s about it. The shingles looked pretty thin, and my home inspector warned me that they tend ot use thin shingles and not fasten them well which leads to a short roof life and you can’t put a second layer on top once the nails start to pull. Otherwise the flooring and fixtures were cheap, but in good shape. (That’s easy enough to update anyway.) They only ran a 1/2" gas line through the house, which seems a little small, and the fan in the master bath needs to be replaced. Otherwise I didn’t see anything that really needed repair.

The house’s layout is just what I want and I couldn’t ask for a better location/neighborhood. So I’m gulp actually considering making an offer on a Ryan home.

Ha. I noticed that. There are soffets at the end of the roof though, which seems like where you’d really want them for proper ventilation anyway.

I’ve still got to go back with a step ladder to poke my head into the attic to see what the insulation looks like.

Overhangs are huge in preventing rot. They are not too big a deal to add later though.

What area are you looking in?

I’m going to look at this one on Saturday too. I “like” it better (without having seen it yet) and it’s more comfortably in my price range but it’s only 3 bedroom 1.5 bath. The Ryan house is 4 bdrm 2.5 bath.

Nice choices. However, you are supposed to be moving closer to beer meets, not farther away.

Meh. They make these things called “roads.” “Roads” take you to beer quickly.

A buddy of mine had one built in 2007.

First winter, had shingles blowing off the roof and siding blowing off the back of the house. Nothing but hassle trying to get them to resolve those issues, I’m told.

Based on his stories, I’d steer clear.

1.5 baths isn’t enough…2 AT LEAST, 2.5 it optimal for 3/4 bedrooms. Gotta get that master bath.

I probably won’t consider the 1.5 bath house unless I can do some remodeling and add a master.

Most of the time I am involved with a ryan home it is the choice of low cost building materials that is the issue…

Cheap shingles, cheap windows and doors, not enough outlets, lights, insulation and etc…

Keep in mind that you are paying for all the things you “may” possibly have to replace/update.

My cousin had a custom built house by Ryan a few years back. He just got the basic package, he wanted to do some updates as he went along, but just wanted a functional house from square one.

He has had lots of problems with cracking drywall, nailpops, and general finish issues.

The bathrooms and kitchen were done with cheap rolled vinyl flooring, and cheap fixtures.

Its a real nice house, but plan on putting some money into it to get it how you want it. He put quite a few bucks into it, and it looks much better.

Honestly, any other place in the country where can you get a ~3000 sq foot house for $250k?

Its the takes that murder you. His is in Wheatfield/North Tonawanda so the taxes won’t be nuts like Grand Island or Amherst.

Have you looked at the builds off Shawnee?
