anyone know a good attorney for closing on a home?

Any recommendations of one that specializes in buying foreclosures/short sales? I’ve learned that most of them will say “sure, I can do that” but will flake halfway through when they realize it’s not easy. It’s an unusual situation and I need an expert in that specific area. My first one flaked, and the second one doesn’t know what she’s doing either. I’m in Hamburg so anyone is WNY would do.

what kind of issues have people been having at closings? I’ve done a dozen over the past 6 years and have never had any real hitches. A little hiccup on prorated taxes and stuff but nothing major. curious what kind of experiences people ars having.

Just closed on mine this afternoon as a matter of fact. I would say everything went OK with the exception of the property and school tax figures. I already know they’re WAY off on the heavy side and we’ll have to hammer everything out with the town in the near future. The time leading up to today was wrought with frustration, mostly from what appeared to be a slightly inept mortgage broker and a buyer’s attorney on my property who was less than cooperative trying to get this done is a timely fashion. All told, I would say we were around 7-8 weeks from acceptance of the offer on our house, but I could be a little off. Don’t ever want to go through this again. Signed my name so many times today, I think I’d forget how to do it again.

We put in an offer, seller countered, we accepted. Home inspecter found numerous things that need fixing. Most expensive being roof. We got an estimate and seller didn’t like it and offered us $1600 less than what our estimate was for. Told us they wanted us to cancel the contract if we wouldn’t accept it. A week went by and they changed their minds and are giving us a full $6500 credit at close. Paperwork is in the works. Just dropped a deposit yesterday. Still gotta wait for first time home buyers club to do their thing.
