yes from the house to the garage driveway is all fucked up so it will need to be ripped up and re-graded and re-sloped so that the water is directed the right way. like i mentioned before the person wo ever did the garage build before was a dumb fuck.
the price that was given to me is the ground up build from taking the existing concret pad to a newly built garage. it would usually cost around 20+k for a garage like that i had two other people give me a quote of $30k~! i almost fell overl
Yeah my dad was getting quotes like that last year. I have a small barn in good shape, but in front of that is a 2 car carport (just a garage with no doors) and a workshop. Same thing- no foundation, rotting wood, swimming pool floor last week when the snow melted. Luckily it’s solid enough so it’s not going anywhere for a while. I’d love to knock that ugly thing down and replace it with a nice 3-bay garage with proper floors and protection from the weather. If I could get it done for 13K I’d be doing it this year LOL!
i can see if he can do a group buy special if you would like. i dont know how big a 3 car carage is but i assume like 24x35? which is more like a 3.5 garage? that is in the price range of $21k for the garage build.
If anyone is interested in this let me know i can see if he can be able to work out a deal for all of us who are looking to gettting a garage done.

I have a hard time believeing the town allowed anyone to build a house 6" from the property line.
I might look into mudjacking then replace the sill with some cynder blocks. ( I have been saying that for 3 years now

A lot of older homes are built right on or near the property line. My neighbors house is 1’ away at one end, and like 6" into my property on the other. Back in the 40s/50s the surveying wasn’t as accurate and people didn’t pay attention as much.
Fence is not on my property but was ok by my neighbor. so that was it. all the garage next to me is on the property line
