so my mother recieved two letters in the mail from two different development companys. so she talked to the neighbors and they all recieved the leters also and are ready to sell. well my mother doesnt really want to sell so what im asking is there anything she can do to keep her house and if not what are some tips to get the most money from these companys?

look on your insurance, find out what replacement cost for the total dwelling is, say there was a fire.
Ask for that and not a dime less.

this. They are buying out the entire area… if they are planning on building $500k houses in that area (for example), then her house may as well be worth $500k to them.
This is going to be very interesting. where about is this place located? is this a government owned developing company? if it is you might as well sell it for fair market value to them as you probably will not win lol. if they file for eminent domain then start picking a new house.
But i would ask alittle more over the fair market value.
they don’t even have to be government to use eminent domain… although the supreme court is currently working that item out… but if a private developer demonstrates to the locality that their development will ultimately deliver more tax dollars the locality may be able to angle for eminent domain… i doubt they would attempt it given the current legal atmosphere surrounding the issue, but its possible under current law
total replacement cost is normally 2 - 3x what was paid for the property.

A way to legally prevent a company from purchasing your land is to donate it or a portion of it to the State and declare it “forever wild”. That means it can never be developed. A guy my dad knows did this when the power company wanted to run power lines through his land (he owned 500+ acres). They threatened legal action and got a bunch of lawyers involved. He donated a 100’ wide by 1/2 mile strip of his land to the state. The power company was fucked, lol. She could use this means as leverage to get more money for her house, assuming she owns a little bit of property.

Kid I went to high school and grade school’s parents live on that block. Hrmmm definitely NOT building 500k homes there. Maybe a small office complex. Lot’s of cheap labor in that area especially with it being right there walking distance to such low cost housing.
IMHO ask above fair market value. I don’t think you’ll get all that much more unless you’re the last one on the block that won’t sell.
Maybe start off asking 3x value and accept anything above value. Its south buffalo, most houses aren’t worth much anyways get out while she can make a buck.

Here’s an idea. have her start looking at houses in an area she would consider moving that would be about 1.5-2 times the value of her house. Tell them that she will move on the condition that they buy the house and warranty it for 1-5 years (there are home warranty companies out there they can get one through) This way she gets a house she likes, and knows it will be paid for, and also gets the piece of mind knowing there is a little warranty. Chances are she knows what in her house is good, and that piece of mind has to be worth something.
