I’m currently prepping my house to go on the market. I’m fully expecting $15-$20k over ask.
Likewise, the last house we looked at went for $40k over ask.
There’s a time to leverage someone with experience in multiple bid offers etc… This seems like the sellers market to use that leverage.
Big thumbs up to tpgsr / In Focus Inspection today. Mike was very thorough and he took his time explaining everything. I’d absolutely recommend him if you’re looking for an inspection.
I’ve gotten to the point that I won’t show anything without a credit app.
Ended up doing a couple open houses last weekend and requested offers by Tuesday. I agreed to a fantastic offer well over asking, and with my attorney’s assistance this has been a fairly simple (yet time consuming) process. I’m very glad it’s almost over though!
I just sold a piece of property (undeveloped) for 15k over ask.

Thanks Kyle I appreciate it. The sale process really wasn’t that bad once I decided to just do the open house. I probably could have strung it out squeezed out a little more, but I’m pretty happy with what we got ($10k over ask and a very quick sale). I’ll still come out to play and do car things! Hopefully I can still get it out by early summer, but time is lacking.
