Well that escalated quickly. Purchased a house today. SO, for sale is my current ~1,850 square foot house at 176 Townline Road in Elma, NY. This house has 3 bedrooms and 1.5 bathrooms. I will update this post later on, but for now I just wanted to get the juices flowing. This area in Elma is growing increasingly popular and property value is rising rapidly. This house sits on 1.8 acres, features plenty of privacy and a yuge backyard with plenty of potential. For those ATV lovers or hunters, this property is 700’+ deep and has a 24’x24’ pole barn with concrete floors and electric in the woods for your toys, and links up to the local trails. Since I purchased it in 2011, the front yard was landscaped ($13,000+), the living room had a mild remodel ($5,000+), the full bathroom was remodeled ($8,000), and quite a bit more. Agents sell houses. It is fine to save the money and cut out on your end but if you list it with the standard 3% for a buyers agent they will be less reluctant to send you buyers. You still save the 3% on the listing agent side. Downside is that you don’t get MLS listed. Upside is I likely could have someone bring a potential buyer tomorrow if they knew they were getting paid.
is your area as hot as the rest of the market has been? If so you can possibly ignore (1) & (2) as it will still sell. I just inspected an estate that had 1 shitty cell phone pic and was sold to my buyers in a day. They knew the neighborhood and the price was right.
Where are you moving to? Did you or are you having that house inspected? [insert shameless plug here]
I just posted this up on Zillow this morning and I’m blown away at the interest it’s getting. I don’t anticipate it lasting long, which would be a huge weight off my shoulders.

We need to get the inside a little more presentable before we take some good picturesm to post up. I should have those hopefully by the weekend. We’ve also been in the midst of a de-wallpapering in prep for paint, so ideally I’d get that done before pictures, but I know buyers are anxious to see them.
The 1/2 bath is not big enough to add a shower unfortunately, unless you reworked the walls. The basement could probably accommodate a full bath if you wanted.

Agreed 100%. I just don’t have any that are presentable or that don’t include a human or dog in it. This was spur of the moment since we just signed a contract on a new house. Plenty more pictures will be posted this weekend.
Understood - I’ve been getting calls all day since I posted it up from BAs looking to get their client in there. I’m fine doing the 3% for the BAs, but I don’t want to do 6% for something I’m entirely capable of doing on my own on the sellers side of things.
Area is certainly hot. I’m amazed at what some of the houses around me have gone for that in my humble opinion don’t have nearly as much to offer. This house could benefit from a new kitchen and some cosmetic updates, but overall it’s a nice place.
Back to OP. I have a pending inspection, but I’m interested what you charge and what you inspection consists of.
Thank you - I’m thinking I could squeeze out more if I really wanted, but I’d like this to move quickly as we will be eating ramen noodles if I have both mortgages to pay for. I stole this house when I bought it in 2011 and have quite a bit of equity built up, so I’m content with what I’ll clear at my asking price.
Truth be told, this is a little bittersweet. This was always intended to be a 5-10 year house, but it’s a great piece of property and I’ll miss it. The house is great and move in ready, but also has a TON of potential if someone wanted to dump a bunch of money into it. We had considered it, but wanted our “forever home” to be closer to friends and family, where we both grew up in OP.
Love the neiborhood. My grandparents have a house on the other side of town line across Clinton. They are looking to downsize in the next couple years and hoping to move out that way. Far enough away from the city but close enough to be anywhere in 20 min.
^ Which goes back to the point about using a real estate agent instead of a private sale. They would have helped you set the price and likely would have gotten you well more than their cost, along with handling all the calls and screening out the totally unqualified buyers.
My sister in law said that if you want to use an agent she can surely sell it fast and will likely get you way more than you are asking which will more than cover her costs… May be worth looking into. What could a phone call hurt right?
I was exaggerating a bit. I set the price where I felt comfortable that I could move it quickly, it was a fair deal for the buyer, and I could clear a respectable amount of cash that happens to be a profit. Currently, I’m content with letting the BA’s handle their clients, and I can just sit back and collect offers. If that turns out not to work as planned, then I’ll make a switch. I want to at least try before I give up another 3%.
Also consider I sell high dollar emergency vehicles for a living. I like to think I know how to qualify and read buyers.

Just based on what I’ve seen from my few friends trying to buy houses right now and talking with my one friend who’s a realtor (yes, I refuse to capitalize a job title no matter how many times he does :)) no way I’d sell mine privately right now. Way too many bidding wars and houses going well above list in the WNY market. You could easily be throwing away 10-20k in final accepted offer price.
