My boss told me yesterday that at the end of next summer they want to make me the Front Desk Manager. Sometime over the winter im definately gonna take a shot at getting into Realty. Its THE SHIT down here. Prices in West Ocean City (where my hotel is for those that know), have gone through the fucking roof. What would go for 80-100K in PA easliy goes for 350K here. $175K house in PA would go for $550K here. A friend of mine down here is the same age and almost the same situation as me. He just got into it. It took him 4 months, but he just sold his first property. He’s getting $6K for it. For a $175K house. standard comission is 6%. There are TONS of mulit-million dollar properties in OC. Sell a million dollar condo, pocket $60,000.

my buddy has been into reality for a year now he owns or controls a good number of properties but hasn’t sold any of them yet, he also does insurance and perscription drug stuff…alwaays tellin me how much he’s gonna make but never does :dunno:
dark: you need to make money FIRST, then buy the properties YOURSELF, then sell them or rent… that’s the key… i have attorneys that make over alot a year so they can gamble on property, there are a couple that rent out apartment complexes with 20+ apts and bank MAD loot… that’s the key to property… selling reality kinda sux IMO… i had some friends that tried it…

well I know that there is a lot more to be made owning the properties yourself, but I really dont have the capital to be playing around in that game, yet. And you have to remember that realty in Pittsburgh != realty in Ocean City. All you have to do is take a 60hr course, pass the exam, and then affiliate yourslf with a broker, who NEVER have a shortage of properties that need someone to sit on. I really dont know all that much about the game as of yet, but the course is only like $400, so I think it would be a good investment. And it has a hell of a lot more earning potential than sitting here at the hotel with my thumb up my ass for $9/hr. Im banking like $25K year here, and I could easily make that on one sale. Im not expecting it to be a cakewalk, but it CANT be any harder than busting your ass as a waiter for 10-12 hrs a day, 6-7 days a week like I did last summer. There are so many properties being developed, and they are ALL high end places. There are billboards all over the place advertising them, and most of them say “Houses starting at $550K”.
And then once I get some money in the bank, and know the game from the inside out from selling properties, I can start buying some of my own and like you said, thats where the BIG money comes from. I heard the quote somethere that 90% of all the millionaires in the US are became millionaires through realty.
Congrats. How many hours a week are you looking at? That’s where a salaried job can suck sometimes.
