They play a shill bid game, they list your house, and never tell you there are offers. Say you want $300k, they list @ $310-330k. You bid 315k, they tell you they have a 328k offer… Fine, we’re not going that high… You’re bidding against the Lorendis themselves. The homeowners are never told of anything, you’re fucked into binding contract and it’s listed forever. If it does sell, it’s @ like $240k. I’ve watched it before & I’ve heard all sorts of stories from friends & Realtors. They fucked me, and my inlaws. Most buyers agents refuse to make an offer on anything they have listed. Stay away…
If you signed a contract I would be on the phone with your lawyer and see if you can go after them. Contract means they will to sell the house at the agreed upon price. They cant just back out because they got a higher offer. Was the contract signed by all parties? Did these sneaky fuckers through in some type of contingency?
I know the laws differ by state, but I know that in NC it is illegal to not present an offer that’s been received. I would report them them to whatever organization gives them their realtor’s license. Sounds like they are likely in violation of quite a few laws.
It is either that, or the sellers turned down your offer and you were never told that, in hopes that they could string you along and hang onto your offer.
Either way, your realtor should be looking out for you in these situations. They know the laws and they know based on local reputation who they should and should not be dealing with.
lol so I searched for an example of what I was thinking of. Sure enough, it’s the Laurendis. Last year when I was shopping I asked my realtor what that VIP pricing in an ad I saw meant, thinking it was some legit thing related to forclosed houses, and she basically just scoffed and said it’s some bullshit a pair of idiots do.
Anyhow, don’t go convincing yourself like this that any one piece of property you find is the only perfect property for you. It’s not. And you’re just going to get taken for a ride like this every time if you get into this mindset. And walk away from anything being sold by these assholes.

This is why I said you need a better lawyer and realtor. If you really did have the house on contract they can’t sell it to someone else. Even if the Laurendis were trying to play games your realtor/lawyer team should have slapped them down.
I put bids in on three properties after my realtor took me all over the county looking at homes. My needs were not met, the realtor was unceremonially replaced, my next bid led to my current home.
Moral? Your realtor is there to guide you in the minefield of homebuying - in turn, they are paid well for this. If they aren’t getting it done, then don’t be afraid to change horses.
I purchased my house in Texas with no lawyer in a total of about 25-30 days. LoL
Sorry for your bad experience, but Fry is right. You need to be able to walk away from ANY property.
Unless the Realtor you’re using has you sign a contract to only use them for a period of time… Those kind are out there.
I’d like to believe in that philosophy, but I’m finding maybe one house every 6 months with enough garage spaces to suit me that has a nice house that goes with it.
