it all depends on the terms of the loan… on the first house i bought it was 100% financing without any PMI

I just did mine through SunTrust and got 4.375/fixed 30 year with no pts and no pmi.

I owned a house at 22 in a trust in my name until i turned 25… then i actually bought the house at 24 and a half to get my 8k. OBAMA PRESIDENT NOW.

Anyone who was offering that was charging up front for it and including it in the total that was financed. Depending on when you bought might also have something to do with it. The loan officer was saying there were a lot of reforms going through. Ryan, perhaps it has to do with what state you are in as well.

Found a house and working with Hunt Mortgage.

Timeline-
6/24 pre-approved for mortgage
8/10 made offer on house and signed papers
8/14 signed mortgage papers locked in @4.75% (fixed 30 year) for 75 days. I guess the 75 days is just in case anything happens to push closing day back
8/22 commitment letter of approval has been issued

Closing date is 10/15. So far everything is cruising right along. I am the only person on the loan so it makes things easy. I was expecting at least another week before underwriting was finished.
