North Buffalo / Delaware Park Area Apartments


Hi all,

I’m sure a good chunk of you folks know me by now, but for those that do not, consider this thread a bit of an introduction as to who I am, and what I do. Over the last couple years I have been building up a real estate portfolio of rental properties in WNY. I am finally getting to a point where this will very shortly become my full time (and only) business. I received Josh’s permission to make this thread so I could put this out to you guys for the forum’s benefit, as I have already received a # of PM’s on my apartments here.

To give you an idea of what I offer, here is a little breakdown. The markets I focus on are the Black Rock, North Buffalo, and the Delaware Park areas. All of my apartments are between 2-3 bedrooms, and all are fully renovated. The rents range from the mid 700’s to around 1,000 per month, size/market pending. All of the units offer everything you could look for in an apartment including hardwood floors, new windows, updated appliances, washer/dryer, storage space, off-street parking, etc. Some include even more, things like central air, dishwashers, garages, etc.

My goal with all my apartments is certainly 100% occupancy, and at the moment, I have that. But like everything in life, time occurs, and the more rentals I accumulate, the more often leases will expire, and I will be looking for prospective tenants. I will make every effort to post these here as they become available, but I certainly encourage anyone in the market to send me a PM if interested/looking. Even if I do not have something immediately available, maybe we can arrange something in the future.

I’m sure a # of folks here could vouch for me, but for those that do not know me, I’m about as honest and up front as they come. If you are interested in hearing more about my business, or looking for an apartment, please feel free to PM me for more info. I am hoping to have a website at some point as this continues to grow, and will advise if/when that becomes a reality.

Hi all - it has been a long time since my original post, so I figured I would give a little update, as I have bought more properties since my original post. Here are some photos of a recent renovation from my latest acquisition. This apartment is in Black Rock / North Buffalo. It was a total gut, and we are very happy with how it came out. @91MR2 (Joe) is one of the nicest guys i’ve met on this board. I only wish that I could have met him more at car meets or the like. Great guy… and i’m 100% certain he would be a killer landlord. I’ll keep this in mind for friends that are still local.

What’s average rent on your units? May be looking for a new place in the upcoming month or so.

I’ll definitely vouch for Joe. He is honest, reasonable, and will never disappoint you.

Mid 700’s to around 1,000. At the moment, I have full occupancy, but let me know your situation as it changes…I have a lease or 2 coming due soon, we will see where things are at then…

Hi all, got an apartment that will be avail. August 1st. Possibly sooner, as my current tenants are in the process of buying a house. I will start a new thread for it, but here are the particulars:
