Is your existing roof good enough to pass inspection/appraisal? If not the bank will hit the buyer, who will probably try to work you for money off the price or to pay for a new one
That’ll be a bit sticky, but you don’t add any value to a house through maintenance even if it’s really expensive maintenance. So if we sell it and give the buyer $4k off because of the roof I’m still $4-6k ahead. We’ll see how it goes. There are a lot of dumb people out there. I only need to find one to buy my house. :tup:
ABS Construction is up on my roof right now. They gave me a price on Saturday of $7600 so I said fuck yeah. 30 year GAF ELK architectural shingles, ice dam all the way up the valleys, etc.
Ice dam is req. 3’ IN from the wall horizontally IIRC…
For my house that was 2 rows @ 3’ ea.

Maple Guy Roofing, Dave Hens 997-9749. He was used a couple times by a friend before he recommended to me, and I was happy too. I had a 1000sqft ranch, they put down 30yr Arch shingle, tore off existing shingles, 1day job, $3900 3years ago
