Or get a boat with a head, galley and sleeping quarters and deduct the interest as a 2nd home. If you want the waterfront life slip it, toss up a satellite dish and you’ve got all the amenities of a house but you can go to any beach you want.
PS… this is my plan once Jillian starts school and I get what will seem like a giant raise not paying for daycare.

My brother bought a real nice searay, it costs him a small fortune to own and use and it is depreciating. Not a bad toy if you can afford to fill the tank though.
Back to the house/community that I am looking for,
I was recommended Sunset Island in Wilson NY. It is accessible only by boat or foot which means I would get my cottage and a small boat (later upgradeable as the docks can handle up to 50’). Best of both worlds. We will be heading up there this weekend to check it out. Does anyone know anything about this area or has anyone ever been there?
Sounds pretty cool if you’re not planning on having guests up there a lot. Doing the boat shuttle service thing would get old if you wanted to have friends over.

You can arrive by boat from Lake Ontario or a public launch ramp
across the harbor at the Wilson-Tuscarora State Park, or by foot, a 10-minute walk through the park. Guests may park their car in the park and either walk in or boat in using the Doherty dinghy.

Keuka Lake is awesome but good luck finding a place there for a reasonable price. I don’t think I’d EVER buy a vacation/beach home. I really don’t understand the point. If I want to go to the beach I’ll fly to one and rent a boat if I want to. There is no way I’m going to spend 125K + taxes + 25K boat + gas for something that might get used a couple times per month. You can go on a kick ass two week vacation yearly for much less.
My wife’s uncle has a sweet house on Keuka Lake with a Jet-ski and boat. He probably has over 400K tied up in that place and he only goes there maybe 2-3 weekends a month when the weather is nice. His normal house is worth like 130K. They don’t use it at all in winter.
I would never ever buy a place in Angola/Sunset/ etc as there is nothing about those areas I even remotely enjoy. I’d rather back pack tent for a week in 1000 islands.
I would however love to retire on 100+ ache plot with a lake boarder in the middle of no where.
$600k and Ill sell ya my house about 30 ft from the water thats twice the size and 3x the land lol. Have ya thought about sherkston by any chance?
