The Arrow selling properties thread

This guys’ been showing up late a couple nights. He finally came back during daylight for a photo op.http://i1193.photobucket.com/albums/aa354/arrowenterprises/IMG_20131220_083326257_zpsrk9f3peu.jpg

did a similar boiler upgrade myself this summer in conjunction with the pool installation. it is a condensing natural gas boiler that modulates…very quiet, especially compared to the previous oil burner which you could hear kick on from across the house.

on price i think i’m about in line with your costs…i spent about $10k without a new hot water tank, but i also had 300ft of trenching, buried gas line and meter plus about 210ft of 1 1/4" black pipe through the garage and basement in there.

Yours seems much larger than mine (the boiler that is). How many btu’s is it rated for? So the hot water tank is a separate system heating hot water independently?

it is rated at 155k btu

the water heater is an indirect tank coming off the boiler…it was originally indirect hot water so i just reused the tank and had new pumps and piping installed. the red pump on the left is the supply side of the loop and the connection below the black pump is the return.

I’m so jealous of those boilers guys! Such clean installs, I love the look of fresh copper. Maybe I should leave IT and get into HVAC.

Stay in IT, make more USD and not have to deal with BS from OP when working in HVAC. Manual labor gets old PDQ.

Little update. Got a chance to walk around the driveway now that most of the snow and ice melted off in the last few days. I was supremely surprised and shocked to see ZERO cracks throughout the entire driveway. Even most of the saw cuts across to the edges showed no signs of cracks beginning. I touched base with the finisher and he feels it was mostly due to the very well compacted sub base. With this being one of the coldest winters we’ve seen, I feel confident that it isn’t likely to crack in the years to come.

@1QIKZ any issues or updates as it relates to that sweet boiler? I’m now in the market and have to act quick with winter approaching. Thanks.

First couple years have been trying. I had issues with heat production and infrequent “faulting out” resulting in some cold mornings. The supplier never stopped coming out to address any issues, but never seemed to really find a smoking gun. He made some programming changes late last season so haven’t had a chance to really test it. I’ll keep you updated.

Damn, I was hoping my research was faulty. I’ve been reading about alot of electronic faults on HE boiler units. I think I may stick with an 80-84% efficiency unit. Thanks for the input, sorry to hear about the glitches.

I’m not saying this manufacturer is the problem, or these type of setups are the wrong choice, I’m just saying I’ve had some issues with mine and for all I know it was due to the installation. When it’s working, it does a pretty good job of heating and hot water heating. As far as keeping up with the heating load, we had a very cold winter last year and my house is an open design which may have contributed to some of the issues. Again, without being an HVAC tech, it’s hard for me to find a solution. We are going to see what the programming changes will bring as soon as the weather starts to turn much colder.
