This is just a preliminary post with more details to follow. I just want to get it out there in a timely fashion. This is an extension of my earlier post on opinions of another home my wife and I were looking to buy. The seller and I agreed on a number, we’re both moving forward, so some assets must be liquidated.
Up for sale are two properties listed below. As I mentioned. more details will follow but I will list some basics.
Our Current Home:

I have completely remodeled and updated almost every room in this house with the exception of the kitchen (which has had some minor upgrades since I’ve lived here). Each room was a complete gut with new wiring, insulation, and drywall.

Completely treeless (with the exception of my Christmas trees which will have to be relocated as refugees)
Already tested for septic with Erie County WA
Evans taxes, Eden school system
Approx. 3-4 miles from Eden / Angola exit off 90W.
Farmer currently harvests hay from property (pays annual rent) and agricultural tax credits are available with this arrangement. (Taxes with ag exemption approx. $ 500/yr., Farmer pays approx. $ 300.00/yr. but since the tree farm, we need to adjust accordingly. Pays per acre)
I talked with my buddy and we would be willing to sell off some of the trees, based on quantity and species. This would help us as we would not have to transplant them. Give me ideas on quantities and desired specie and we could work something out.
As with most things in life, things change and we decided that building from scratch on our property just wasn’t in the cards for us in the time frame we wanted. I would like to sell both properties without the aid of a realtor, but if no one steps forward in a reasonable time frame, I will be left with no choice but to go with a realtor to move things along. And you get to be neighbors with me…I live a few doors down, nice neighborhood, quiet streets, mostly old people. I would say this is one of the nicest houses on the street. close to the beach and if you had kids they would go to cloverbank which is only a mile away at most. close to hamburg beach and some decent water front resturants.
Yea rodneys is the best in my oponion, Hoaks blows and is filthy yet it is always packed and mckenzines is a bit expensive for what it is in my oponion.
