Well a little update. This is probably my fault for not being pessimistic and the “glass half full” kind of guy. The buyer’s hired a local home inspector and as he was telling me how he was impressed with all the work I’d done to the house, he proceeded to tell the prospective buyer’s I had thousands of dollars of repair work to the foundation that needed to be done. This of course panicked the buyers and they backed out quicker than a porn star on a money shot. The foundation repairs he referred to were typical stress cracks (especially at the window openings) which have been there since I’ve owned the home. Not walls caving in, not house settling into sink holes, stress cracks. It’s nice to know that people like this can walk into your home, throw out opinion and conjecture to home buyer’s, and totally ass fuck my family’s life. Didn’t suggest we might need to talk about it, hire an engineer for a professional opinion, just throw out statements.
With that said, it looks like I’m going to put this back out there. I’m still working on tying up odds and ends as I was even when I was under the impression that our home was sold. The driveway was recently re-finished, the hallway was tiled, trimmmed out and completed, and I’m still going along on other small odds and ends. If anyone would like to see my home, I’d be happy to show you. Thanks to all.
That is some total bullshit considering they are nothing close to an expert on structural items. They are looking at face value issues.
My suggestion and please only know I am trying to help, but to avoid this again, or regain your original buyer, would it be worth your while to hire a structural engineer/foundation expert and have them write a document stating that its ok, or it needs xyz repairs at xyz cost?
You may be able to gain your buyer back if you state something to the effect of…This is alarming to me as well since I have my family here and I certainly dont want to sell an unfit structure or put my family at risk. This is not the reason I am selling and I am not trying to hide anything so I went ahead and had EXPERTS investigate the situation and this is what they surmised.
In short politely saying FUCK YOUR INSPECTOR.
That was the first thing I asked my realtor to suggest to theirs. I work with a licensed NYS engineer who I would pay to come out and do a field report on what HE sees. He has done this for me in the past when we propose additions, or have customer’s who think they have some structural issues. Even if they wanted to hire someone on their own, I have nothing to hide. The sad fact is that he also steered these people away from a home they obviously were very fond of. If they weren’t, why would they have put in an offer less than 24 hours after the showing?
I totally understand and that guy still sucks ass.
I hope you can bring them back into the fold and continue on the path to your forever home. But if they liked it that much, and its as nice as it is in person, there will be other offers sooner than later.
I appreciate the “cheer me ups”. I just think about the fact they offered asking price, no mortgage approval / requirements, and no contingency sale on their current home and do the math on how soon that will happen again. Sucky part is the timing. The longer my house goes unsold the more apt the owner of my new house will begin seriously looking into other options and buyers. The contract we have with him is virtually useless to hold the house for us. I’ll hope you are right and pray someone comes along in the near future.
That could have been a blessing in disguise too. Look at the bright side, better you found it this early rather than later.
