best bet is to call a few general contractors and ask them, as it varies based on the price of supplies at the moment (lumber prices, etc).
Also, you’ll need to know if you want a regular concrete pad (8" iirc) or heavy duty (lots of machinery what ahve you) as well. Oh, and what type of roof structure (pole barn? trussed? stick & beam?) as there is a big difference amongst them.
lol i did get two price quote…and they are not even close to each other…one was $35k and the other weas $22k and and they are both the same layout and design…
I should of ask this question:
Who knows how to put up a garage kit?
Im willing to pay someone to put up a garage kit from 84lumber lol
I helped put one up… it was pretty easy once you get up the middle section… it just basically bolts to itself all the way across, with 4 guys you could get one done in a weekend easily
I never asked about steel building, i assuming not as it will stick out on the block and they will not allow me to make the garage different from anyone else on the block who all have wood framed structure…but i have to ask about taht
Have you checked your town codes yet? If not I would look into that. My town would not let me do a total demo to rebuild. I could have done the full demo, but only without replacing it.
So instead we knocked down everything but 2 walls, left them in place and built from there to get around the code.
My dad had to keep 1 wall intact of his garage… so he did… then knocked it down as soon as the frame of the rest was up… :-X
and you may want to look into the steel building… some can have a facade put up around them to blend into neighbor hoods… they dont all look like aircraft hangers…
ive seen a couple that you would never know they were made out of steel until you were inside them… they are sided and have conventional roofing
i will be applying for the permit this upcoming weeks but i have to have all my contractors lined up before i go ahead and apply as i have no clue on where to even start.
yes this will be in my back yard, from what i can totally demo it without leaving any walls. i can go as big as 720 sqft plus 120sqft if its detached and also used as a storage shed, and it can not exceed 15ft in height without a verance
for the pad if it exceeds 400sqft then i would have to have 1ft footer around the boarder to support the weight of the structure. my concrete will be rebarred and fiberglass laced wtih 3000psi rating.
you laugh, that’s how they demo’d the garage next to the apartment I had in Rochester. Ran a rope through the back window iand around in the top and pulled…
This is what we did to our garage in summer on '05.
My dad had a bunch of my brother’s and my friends come over… and just start beat the shit out of the garage w/ sledges, hammers, axes, and whatever else we found that was fun.
then after it got to a point and we got tired, he just hooked up some rope and started pulling it down.
Put it in a F350 dumptruck we bought just for the remodel… and hauled it away.
Built the garage from 84 lumber plans IIRC, and bought the lumber from Home Depot. was a 24x30’ garage, think the total was around 20k or so for demo+rebuild.
But we did everything ourselves with family/friends… including concrete work, trenching (we rented front loaders)… Only thing we did not do was the roofing.
edit; was reading a little more.
but holy fucking fucking fuck.
The footers and shit are a pain in the mother fucking ass.
We had to go down 36" to be in code, and it had to be DRY on inspection day.
Ugh, that was the fucking nutsacks.
We had pumps and were doing the old homeade suck on a hose method to get all the water we could out of the trenches as fast as we could, and had to back up all the trenches with plywood/2x4s and everything else to keep the soil from receding back in to the trench. After the concrete was all poured it was easy sailing though.
