i would be a good idea to post the demographics IN the plaza. What are the current business in place (besides the ones around)? Immediate Area demographics (i.e. traffic, type of consumers, etc). What are the future plans for this location? Hell, what’s the parking lot like?

I was looking at a decent place in cheektowaga, on Walden by the galleria. But the parking lot was absolute shit and nobody would even want to drive into the location.

  1. Considered possibly the best spot on the Island.It’s the first exit off the bridge.I would easliy say it’s the most traveled by spot on the Island.

2)Right now in the plaza there is an Ins. office,Hair salon,engineering office and soon to be an office for a small used car lot in which the cars are approx 200+ft away and in no way be near or will affect said storefront.
3)Future plans are a new parking lot and a nice facelift for the place.
4)Parking would be 6 spaces in front of the store from 9-5 and unlimited after 5 as the rest of the place is gone by then.20 spots I think.If you need more then that you’re going to be so busy that you can buy the place next door and tear it down for a parking lot.I’m actually pretty tight with that guy and his place is always empty(old Real estate office) so you could probably even park there if really needed but think you’ll be fine.
This is kind of a like getting in on the ground floor so to speak.Average retail space on G.I. is approx $12 a sq ft.You are paying less then 5%.The bigger places make you pay what is called a NNN lease or “triple net”,which are taxes,insurance,and maintenance.This is total BS.I own the building why would you pay those things,that is why you pay me rent,to cover my costs.
The $950 a month is $950 until the day you leave!!!The only way I raise your rent is if taxes go up considerably.I would put in writing that rent would never go over $1000 a month within the next 10 yrs.
I’ve owned the plaza down the street for 4.5 yrs now and raised the rent 1 time about 2yrs ago when I taxes went up $2k a yr.most went up $25 a month and they were all very understanding.

Is the rent $750 or $950?
This is the sort of thing I’d totally be down for as a partner but working full-time, find people you trust to do things by the book and not screw you is always an issue.

I’m interested in this as well…but more interested in a partner situation for it too.

WOW… so you’re basically offering a single-net lease. That’s very generous of you. Usually landlords do triple net NNN leases and charge CAM (common area maintenance) on top. This means the tenant is responsible for utilities, a share of property taxes, insurance, property maintenance, and some repairs. This is a great deal. If I didn’t live so far away I would seriously consider doing it.

o boy. it might be about time to take money out of the stock market… who wants to be 3 way partners.

I’d love to team up with a few investors to disperse whatever minor risk we could find. As stated this is a primo plaza on GI…Man I would love to have some partners on this but all my friends are busy. I have some funds liquid and I’m un-employed so I have some time on my hands. PM me. :wink:

I would be down for having an initial more casual meeting with other interested parties about this. Someone pick a time and place and lets adjust from that point.
