Crap. Just had the home inspection and there were more cracks in the basement than I saw on my first time through the house. Time to get a structural engineer to tell me if it’s caused by just normal Grand Island clay swelling and shrinking or if the house has settling issues. :tdown: The jackass also tried to put a jack pole on a garage slab. Surprise, it cracked a ring into the floor. Gotta have the structural guy tell me if the pole needs to be there or if it needs to have a footer dug and poured.
This house does not sound like a winner. Stop being so damn attached Fry!

Sold 12/03/1993 for $130,230 - 50$ per square foot.
It’s structurally sound. The cracks are nothing to worry about, just have the potential to let some moisture in but that’s easy enough to fix. Now to see if she wants to repair them herself or drop the price of the house a little more.
lol annnnnnnnnd walked away from this one. We weren’t really in love with it and with so much wrong we threw in the towel. Too bad I spent $625 on inspectors getting to that decision. Oh well, we already found and have on contract a house that is exactly what we wanted from the beginning. Only 1770 square feet but laid out really well so it’s not small it’s efficient, in a young people neighborhood, right on Veterans Park, and $50k cheaper than the one we almost bought. Not bad. Spend $600 save $50,000. I wish all my investments panned out like that.

did the same thing… paid $400 for a home inspection and didn’t walk but ran away. it wasn’t one thing that scared me, it was the LIST.
I’m starting my quest for buying my first house. Kind of sucks that I just missed the first time home buyer opportunity, but there’s nothing I can do about it. I’m looking to be somewhere from $75-125k I know it’s a wide range, but thats where I’m starting.
My goal for 2011 is to buy/be in the process of buying a house. I’m sick of paying rent and not having a garage. I’m probably being too picky, but I NEED a decent garage. I am going crazy not having my own space to work on my car, mountain bike, store my boat and I would like to purchase a quad/snowmobile eventually.

There were 8 cracks in the basement that are or were and will be active (leaking water), hot water tank was 17 years old and not properly vented, microwave didn’t work, no bathroom fans, no garage door openers, and a couple other questionable things. No major deal breakers but we wanted $6k off to get the cracks sealed and microwave and HWT replaced and she only offered $1k. No way I’m going to spend close to a quarter mill on a house we’re not in love with and have shit like a leaky basement and appliances that don’t work properly.

Had the home inspection on the house on Veterans park. The place is in great shape, a couple of issues but oh well show me a perfect house and I’ll show you a shitty inspector. This one is a keeper. Working on the mortgage process now. It’s absolutely astounding how many people get to reach into your pocket when you buy a house. FML.
I’m shopping around for a mortgage. I’ve been in touch with two mortgage brokers (Hunt, Premium Mortgage), a credit union mortgage broker (forgot the name), HSBC, First Niagara, and Bank of America. Premium Mortgage hasn’t called back, the credit union had shitty rates, Hunt charges a $1500 dollar origination fee that none of the banks do, HSBC, BofA, and FNFG were all neck in neck except HSBC had a slightly better rate and First Niagara looks like they’ll have the lowest fees thanks to a 0.875% credit.

My cracks were $200 to “fix” from the inside. Not fixed, but water is diverted and patched over.
To get it fixed “poperly” it would have been a few K and done from the outside.
To bad your moving to the island, but at least you have a boat. Enjoy the local wildlife. especially the ones that have not left the island in over 20 years. China Wok FTW…
I’ve been house shopping since the spring. We originally saw this house in May and it was way overpriced, and needs updating but no repairs. And there is some WEIRD bedroom things. So we left and looked at ~50 other houses as we had a accepted offer on our house. We could not find anything that we liked/needed and then our buyer had a Bike accident and lost his financing. We took our house off the market, and said that we would wait for another few yrs and look again when we were done having kids.
We still got the Real estate emails, and that house came up 2-3 times with lower and lower prices, and finally the last time it came up we went back in and looked at it. We ended up putting in a offer and had it accepted, (for $45k less than originally listed!!)
We are closing on it Friday… Man it is fun to Sell and buy a house at the “same time” Talk about everybody wanting there $$.
