My ex lived in a Ryan Home. I always thought it seemed too “manufactured” and too “meh”. I can’t explain it, it’s like…the difference between a daewoo and a rolls royce or a quality bed set vs one you put together from target.

Every Forbe’s home I have been in, has been spectacular.

Interesting weekend. My house goes on the market Tuesday, open house Sunday. It’s going to be some multiple contingency clusterfuck so I may not win, but I’m going to put an offer in on a house. 1993 Calvano built colonial, on a quiet residential street but not a new development like we’ve been looking at. Definitely different location than we ever thought we’d look at, but it’s fucking 2600 square feet, awesome layout, awesome condition, on a full acre lot. The kicker is that it’s quite a bit more than I thought I could afford, but the taxes are the same as what I’m paying on my postage stamp in Tonawanda so the payment works out to the same as that shitty Ryan home in a newer development.

Why is the tax assessment $86,000? That concerns me because Fry said he was paying more than he thought he could afford because the taxes were so low. I’m wondering if post-sale the assessment is going to jump to the new sale price. I know that’s how it works in Amherst.

Grand Islands taxes are dirt cheap but noone believes it! The reason being is they assess at something like 49 or 59 percent and that is even laughable. Another MONSTER just went upon the water Cost the owners 2.5 Million to build and wont be assessed for over $500K I bet. Her brothers house is 5000+ all stone built on the water in 96-99 and its assessed for 360K. Too many big names with coin on Grand Island to change it.

And my offer has been accepted. Barely less than what they’re asking, but I expected that. Their asking price was already really aggressive. About $95/sq ft on an acre of land a 5 minute walk from the water and a marina. Now just gotta sell my house before someone else comes in with a non-contingent offer. Shouldn’t be a problem though. I’ve got a ton of interest. Had an open house on Sunday and 2 couples want to come back for a 2nd look, had a couple come through last night and they’re considering making an offer, and one more appointment to show the house this week.

I’m totally going to sit on my back porch drinking mint juleps all summer, whatever those are.

Side note: When we showed up to see the home last weekend the family was still packing up so I sort of “met” the current owners. It’s a woman and her two 18ish year old very nice looking daughters. When we were writing up our offer and listing what we wanted included (fridge, mini fridge, oven) it took all the willpower I had to not be a smartass and ask to include a daughter in the contract. I’m not sure I made the right decision. I should have negotiated that they keep the mini fridge but leave a daughter.
