sounds like you’ve got this well under control, offer still stands if you need an extra set of hands, best advice i have is to overkill the shed as far as extra space is concerned, you can never have too much space lol

yea i looked at a couple houses for sale on his road but they had too many problems for me to be able to afford it, im just gunna save for a few years and be able to get something easier to work with. one day i would like to build a 40x60 garage.

So much guessing being made in this thread, along with dis-information.

Permits are required in some towns,and not others, depending on foundation or not. Size does matter in areas such as Guilderland… for instance if your building a garage in guilderland, the largest you can build on a slab is 24x24 (or equiv sq footage), any larger requires footings…and so on and so on. Just call Kenny. they are not Nazis unless you start without calling. And Saturdays at least one enforcement official can be found at the Heritage so one is passing by your place.

Oh, and height matters too.Max height without a varience is 15" to the middle of the roofline.

I think max. average roof height can exceed 15 inches lol like Jammer said every municipality is different so It’s just best to call and play by the rules. I know some towns have a construction cost cutoff, that when exceeded requires a permit.

Sometimes you can get by with an alaskan slab, sometimes you need a frost wall. The town should have a website with some basic guidelines of what requires a permit.

We do a lot of foundation designs for prefab structures so it’s not uncommon to need stamped plans for a permit. Variances aren’t usually too difficult to obtain as long as you haven’t pissed off all your neighbors, too bad.

If you can draft up a competent foundation sketch/section I can get them stamped by an Architect for you when/if need be for relatively cheap.

I just constructed a 2 story 24x24 in Guilderland and went through it all. Skirted the issues where ever possible and maxxed out all the codes in more ways than one.

Ill post a pic in a moment and you will see the type of roof I made to not have the middle of the roofline exceed 15 feet. They try to make people read the code as if 15 feet is the max… but its the middle of the roofline. My building is 23 feet tall about. town was not happy, but I fit in the rules. The likely reason the town did 15’ was to try to limit 2nd floor living spaces in a round about way (without variance).

As you can see, its not quite finished. Garage doors a 9x9. room above garage is 16x24 x8 tall. Garage interior height is 10’8",which is what i needed to stand up straight under my lift.

It’s not so much a loop hole as its considered “average roof height” so his 'gambrel" roof lowers the “average”. Well played Jammer lol

Try to design a roof that doesnt exceed 15’ to middle of the roofline yet have 8 feet height on the 2nd floor and almost 11 on the 1st… Its by no means rocket science, but the town didnt consider this style of roof when making the rule evidently. They were used to hipped, shed and gable etc…not gambrel. Again, not rocket science, but when specifically asked how to make a useable 2nd floor along with a tall 1st floor, they said it doesnt fit. I would have lowered my roof to the ground if i had to. Remember 15" to the middle. For every foot in extra height I needed to reach the goal, I had to lower the roof edge toward the ground another foot. To complicate matters, trusses couldnt ship down the highway the size I needed so I had to add tails to the trusses to lower the soffits so the middle of the roof line was 15’… so techncally I could have built an aframe almost 30 feet tall with a gable roof.but with Alaskain slab max of 24x24 that would have left an 8 foot wide room on the 2nd floor rather than a 16. Again, dont always listen to the town folk, know the rules and work within them.

Yea, I don’t need anything that large. Height I’m not worried about (don’t want to go higher than the garage roof anyways). I mainly need a large space in order to fit 4-5 snowmobiles, a riding mower, 3 bikes (in the winter), a push mower, and other various yard tools. But I gotta get some money together first… still also have to replace the roof over my porch yet. The tarp is working like a charm but it’s not exactly cosmetically appealing. lol.

Kenny, just form it and call a truck and smooth it with the help of one good guy. ill give ya his name and number. Pay him like $200 for the day. Concrete is around $100 a yard so do some math and budget properly. GC this and save a bunch.
